£580k in London, commuting to High St Ken, where would you buy?

Not me, friends. They are looking at shoebox flats centrally & I think they should cast their net more widely! They want a minimal commute. No DC yet.

Have they looked in Acton, Shepherds Bush, Chiswick, Turnham Green, Hammersmith...? All reasonable commutes and could get decent two bed flat I think. Acton cheaper than the others.

What size property? If they are footloose and fancy free and want the pre-child life (sigh) then I'd look in Bayswater. They could walk to work.

Barons Court, Queens Club, West Ken? All walkable to High St Ken.

Barons court or bayswater for walk to work ( they will get 2 bed flat here)

Putney, Fulham or Wimbledon for quick tube ride ( they may get 3 bed flat with garden, poss a house if not super close to tube station - like a 15-20 min walk from tube)

God, that Bayswater flat is awful! The bedroom is only 5 ft wide and the kitchen is part of the hallway. And the roof terrace, it's one redeeming feature, is north facing Hmm. Sod the neighbours, I'd go for the ex-council.

In terms of somewhere going up in value, don't try for an 'up and coming' area. Some we looked at 20+ years ago which were this haven't 'upped and comed' yet! Also good to consider a 'desireable' location in case they want to rent later.

Have they a 'wish list' of the type of property they want?
