How much more for a detached v an end of terrace?

I viewed a detached house today. It's on the market for £460k. Last year a house in the same style with the same layout but one of three terraces sold for £300k.

Both houses are/were sold in a similar condition. I think the price difference is too great. How much more would you pay to live in a detached rather than an end of terrace?

Not sure how much id pay now,but would find it v hard not to be detached now I've got used to it!

Around here detached are asking almost double an equivalent terrace!

well end of terrace although technically is a semi is normally less than a semi and then a detached is normally substantially more than a semi.

that sounds a very big difference but who knows what people will actually pay. could be plot size, parking, front garden, width of plot, which side of the road, whether the garden gets the sun. whole combination of factors but the detached bit will definitely add quite a bit to the price. Round us I think semis go for about 80k less than detached at a guess so an end of terrace would probably be a bit less.

Will have to think about what to offer.

There are four houses around a green, three are terraced one detached - all have a garage on the same block. Detached house has a slightly smaller garden than the terraces.

hmm if it is the only one around the green that is detached then there are 2 ways of looking at it, there is no precedent that it should be that amount more OR they are in a unique position being the only detached one so therefore can ask what they want and might be in a position to wait for someone to pay it.

In our road 2 identical houses sold in the last 18 months, one for 50k more than the other, they are only 2 doors apart, both have same size garden, both same age, style, drive, garage, same decoration state and so on, if anything the one that went for more a couple of months ago needs more doing than the one that sold 18 months ago.

Start very cheeky, nothing to lose. I personally think all house prices are utterly ridiculous nowadays.

Some 8 years ago, DH sold his two bed detached for 265k when 2 bed terraces in the same road were going for 180k. It was on a gorgeous corner plot with detached garage (terraced had garage at the bottom of the garden) he had a view of the river and beautiful landscaped gardens.
The professional, single, middle aged lady that bough paid fully asking price and she fell in love with it immediately.
A house is worth what someone is willing to pay for it and I expect that the vendor is waiting for that certain person. Sounds like the house is a one off (as was DH's).

I put in an offer of £410k yesterday. Mine isn't yet on the market so I doubt they will say yes! We are having a valuation o Friday and will allow viewings from Wednesday next week - after our new kitchen floor has been laid.
Recently houses like mine have sold very quickly - in this area houses are either on the market for days or hang around for months! Mine should go quickly and then I will be in a better position.

I think that is quite a fair offer to be honest. I would never offer any more than 90% of the asking price myself so I don't think you are being too cheeky

Thanks Perriwinkle, I haven't heard back yet so assume the offer wasn't too cheeky or the vendor is on holiday!

In our area terraced to semi is about 75k semi to detached is about 125k

Detached seems to be alot more here at the mo.

We are currently looking to move. Not on the market yet as we want a specific area where not alot of houses come up and dont want to be pressurized by a chain to move.

We are end of terrace now, a detached would be nice but its such a jump in price!
Agree that prices in general seem to be quite inflated at the mo.
