Boiler service before survey done?

We are having a survey done on our house as we have sold it. Was just wondering if we should get our boiler serviced before survey happens? We've lived here 8 years now and it's never been serviced in that time. Is surveyer likely to ask for a service certificate?

I don't think the surveyor will ask for it but the buyer's solicitors probably will.

We sold recently and there was a question on the Property Information Form about our boiler - install date, last service. Not a problem for us as it was only 3 years old and had been serviced every year.

If I were buying your house I'd ask you to service the boiler - up to you if you do or not of course!

Ah that's what I thought. That's what made me ask because when I filled in the form for solicitor it asked about the last service. I'll ring around tomorrow and try and get it sorted. Thanks!

I'd say you might as well leave it and see whether the buyer asks you to do anything about it. Our last buyer didn't ask for a certificate; we asked our sellers but they didn't have one and we weren't particularly bothered; we just got it serviced a few months after we moved in.

Just doesn't seem like the kind of thing that's going to threaten the sale to me.

if it is a gas boiler, it is not ideal but not the end of the world. If it is an oil boiler it really should be serviced annually.

I'd hope it wouldn't jeopardise the sale but I'd never assume.

Former neighbours of ours were all set for exchange middle of December with a completion just before Christmas (bit stressful with 2 young children who care about that sort of thing!) when at the last minute the buyers insisted on a service. Trying to get someone at that time of year at such short notice wasn't easy!

It's only about £60-70, personally I'd do it just to keep the wheels moving smoothly on the sale.

I'd hate to be the buyer who didn't insist, then found the boiler should be condemned or something.

I wouldn't worry as a buyer if it hadn't been done in the last year, but I would be worried it hadn't been done for 8 years. best to get it serviced tomake sure you are safe, let alone what buyers might insist on Smile

They're coming fri, so we can tick that off list. No one ever tells you how expensive moving house is! I'm flabbergasted as the cost of everything!
