Mortgage deeds where and what are they?

sorry for vague post I am trying to help family member remortgage and apparently the solicitor has asked them to send the mortgage deeds, does that sound right?

I thought the bank held them so shouldn't they just pass them across when they are swapping things over?

Yes, banks often used to keep them but if the house has been bought recently they are all on Land Registry computer meaning the banks don't need to keep them.

If it is a fairly recent (by recent I mean last 20 years) mortgage, the property would be registered at the Land Registey, in which case the solicitor shouldn't need the physical pre-registration deeds to act on a remortgage. The current mortgage company may have them, but the solicitor could deal with them direct to ask the question.
