Bedroom bathroom quandary

We have a downstairs study which doubles as a spare room so would you rather have upstairs

A) 3 large bedrooms, ensuite, family bathroom
B) 3 single small bedrooms, 1 double, 1ensuite, 1bathroom
C) 2 large bedrooms, 2 small beds, 1bathroom.

Votes please (we have 2dc , no further dc planned)

A. This is what we've done, downstairs room is big (17' x 10'), so enough space for a very decent sofa bed. Buy the best one you can afford. Works really well for us. Although most of our friends live locally so it doesn't get used very much.

A, but if it were me I'd have a 'public' shower room rather than an ensuite. Less disturbance for the one having a lie-in if you want to get up at different times, and more useful if there are guests or when the DC want to occupy the bathroom for hours.

A, but with two doors on the extra bathroom so you can either have it as en-suite or as an extra bathroom when needed

But it does depend on how you use your space and what you bathroom needs are.

A - ensuites are fantastic, don't know why people would not want one! Guests can use the main bathroom with the children if they stay over. A public shower room is not as practical as an ensuite.

As for the two doors thing, it doesn't make it an ensuite, it makes it a family bathroom with two doors, with the added disadvantage that you can hear your children pooh through the door and/or you worry they are in the bathroom and possibly listening inadvertently when you and DH want some "grown up" time, ahem. An ensuite and a bathroom means you get your bathroom, the children get theirs. Good stuff in my book!

What I meant was that with two doors you would lock one of the doors depending on how you are using it. I have seen it this way in a couple of places and like the flexibility.

I'd say it depends on more factors than we know about. Is this a forever home? If so, A.

If not, then depends on the plot size and living area downstairs. Would a four bed home fit OK into the plot (ie. if its a tiny garden then I'd say a luxurious three bed is better, but if its got a massive garden, three beds might feel a waste of space?

Also, what markets better in your area? Is there a big call for family homes in your area (e.g. is it a popular school, is there a shortage of family homes) - a 3 bed home I've always considered to be a mid step home, whereas a true four bedder (because realistically, a fourth bedroom downstairs isn't a bedroom) is more of a long term family home. (If you have two young DC, you'd ideally want to buy a house with room for an "oops"!). Speak to a local estate agent (if you are thinking you'll sell in a few years, then this is sensible conversation to have.

But def not c. IME, four beds with only one bathroom isn't enough glares at PIL

I meant a bathroom / shower-room with access from the landing rather than only via a bedroom (an ensuite). I know lots of people love their ensuites, but I think unless you have one for every bedroom, then bathrooms that anyone can use are far more practical.
