Pros and cons of a west-facing house

Hello all,

We are just looking to buy a house I've fallen in love with one which faces West. There is a huge garden in the east. The living room and bedrooms have windows in the west. Dining and kitchen falls east. Any advice will be greatly appreciated! Thank you.

Sounds perfect. Does your kitchen open out into the garden. Lovely sunny mornings having breakfast. Ours faces the same way. The garden gets sun all day til early evening when you have to move down to the far end of garden to get the evening sun. Get table and chairs for both ends of the garden. Your living room will be cool during the day but a lovely sunny spot in the evening. Exactly same layout as ours. It's perfect. Buy it and enjoy

Both this house and the one before were of that orientation. I like it, sunny breakfast. You do get some gloomier BBQs and sometimes it is annoying to get sunlight into the lounge in the evening if its hot. We are in a semi with a south-facing side with a few windows in so we get light all day- in our previous terraced house it did get a bit annoying to not get sun in the house in the middle of the day. It all depends whether you get any light from the south or not and whether your garden is overlooked.

It depends on if you prefer morning or evening sun.
I like evening sun and our garden faces West but I miss not be able to sit out for breakfast at weekends.
The bedrooms facing west means they can get very hot if we have summers like this one which isn't ideal.
But as mumma says, get table and chairs for next to the house and the far end (if its a good size garden) so you can enjoy the setting sun too.

Sunshine glaring in when you are trying to watch tv. My children keep shutting the curtains.

Dark back garden at night. Our front garden is lovely and sunny but a bit too public to sit out for long.
