Hello

We're planning an extension in the house we moved into 12 months ago. Been wrangling over ideas for ages and just getting round to applying for planning permission and...boom! Changes in regulations mean we can do it under permitted development subject to no objections from neighbours :)

Just wondering if anyone has made use of the new regulations and had an extension built recently. What was the process? Do you just give notification to the council, write to neighbours then do the build after the allotted consultation period? We are only attached on one side (semi) and no neighbours the other side, so is it just them we contact? I'm excited as it means we could start a lot sooner than I anticipated!

Still going through building control obviously.

I didn't know they had come into force yet, what are they?

It's always worth applying to the council for a certificate of lawfulness which confirms that what you're doing does come under PD. that costs half the planning fee I think.

The permitted dev limits are doubled - up to 6m for a semi and 8m for detached. Rear only.

Can you still go out the side? It will make for a very dark origional room at the rear going out that far.

I'm obsessed with light! We're having 4 large velux in the roof and the extension will be just under 5m across the back of the house. It's SW facing so we get sun most of the day on the back, as we aren't overlooked on that side at all. We also have side windows that bring loads of light in!

No you're right - it's just temporary to encourage people to extend and develop but not sure why. Maybe something to get the housing market or economy shifting?! Not a clue really!

Seeing as I had no idea it had come into force, they are not doing a very good job encouraging people build, as people won't have a clue.

Hi we are going to go for an extension soon. I spoke to a planning officer last week who said if you go for more than 3m, they do consult with neighbours. If a neighbour objects, then the planning officer will come and judge whether the extension is really going to impact their living etc. If it 3m, then no consulting and you get a cert of lawfulness. I can't imagine a one storey extension would be a problem.

We're in the process of converting our loft under permitted development.

We fit an architect to draw up the plans (he obviously knew the criteria for permitted development), they're then submitted to the planning department.

A few weeks later we got letter to confirm that all was as it should be and permitted development had been approved.

When we started the work a planning officer came to inspect the work and they will have to come again when we finish so that the work can be signed off.

You should def wait for the consultation period to be up....just in case!

Yeah I will, thanks Willow33 :) We've already spoken to our attached neighbours who are fine with it, and luckily we've no others immediately around. Maybe the ones over the back of the garden need consulting though? I'll check that!

The council do the consulting when you apply, you don't need to speak to neighbours although it's probably the neighbourly thing to do.
