possibly moving to south norwood 2013

hi there,
i'm hoping someone can help me.

At present the house prices and general stock in Sydenham and forest hill...and even penge appear to be pricing me out.
I've seen properties right on the border of south norwood (vicinity of penge road, albert road, sunny bank-the other side of norwood junction station) and wondered if anyone knew about this part of the area.
I'm thinking about safety, house prices.

Ideally i'd like to stay on the side of the area I've described rather than head towards selhurst etc.

Any help is much appreciated.

We have a flat right by South Norwood Lakes and lived there for two years, lovely area. The Lakes are near the areas you describe. We never had any problems safety-wise, it's very suburban there. The High Street isn't that great though but was improving when we left last year (there is a lovely new cafe by the station and a good hair salon). Have you visited the area to get a feel of it? This is what we did when we were house hunting and it helped massively :)

You can't go wrong with Se25 house price wise. The area is well overdue for investment. Which i'm sure will happen soon. Transport links are excellent. IMO better than Penge, Syd'm and Crystal Palace. Train journey is 10 mins into London bridge, there's Overground line and possibly the thameslink in a few years time (I've seen this noted on another forum) And trams ( Harrington rd and arena).

I'd choose the South Norwood lake area or some of the roads off Portland Road (Woodside end) like Ferndale road. Like the last post suggested drive around the area and all the side streets - there are gems (I.e Aylett rd). Visit both the lakes and South Norwood Country Park (the real Lake District!!) :) IMO stay away from Selhurst.

The cafe, Yeha Noha, in Station rd is very nice and the owners are lovely. Go have a coffee and speak to the local people that visit and ask their ops on the area. You might even see a local ward Cllr or two. Ask what plans/ (intend to do)are in the pipeline the for the area

I've been in Se25 and haven't experienced or felt threatening behaviour or feared for my safety and I often come home late at night (or early morning) on London transport.

I could go on but I won't
