What does it mean? We have just put our house on market, have had alot of interest and hope to sell soon. Saw a great house for us but now it is under offer.

Have we missed out? Or are the vendors hoping for better offers? On EA website and doesn't say sstc or is that same as under offer?

They have accepted an offer so I think technically you would be gazumping if you offered more and it was accepted. This happened to our dream house just before we sold to...was gutted as they accepted a lower offer and we would have paid full asking price...

Thanks. Wouldn't gazump but gutted we have missed out. The timing was just wrong.

Check with the estate agent and put down your name in case the sale falls through. We got our house after it went Under Offer to someone else, the agent contacted us prior to putting back on the market.

You could ask the EA if the seller is still allowing viewings as some will still do until the sale is at a later stage. If they say no, ask them to keep your name and telephone number and contact you if the sale falls through as you are interested.

When I bought mine, it was under offer when the vendors were thinking about our offer. It then went to sstc once accepted.

I think different EAs put different things up. We complete this week on our new house and it still only says under offer on Rightmove.

We had our house under offer but still on the market because the offer was made by people who still had to sell their house. After we accepted their offer we viewed a house that had been put back on the market as the people who made the offer still had not sold their house 18 months on! We told our offerors that if another higher bidder came along that was ready to proceed we would have to go with them. This seemed all normal procedure with the EA' s. Therefore does not mean house is definately sold you ned to check with the agents. We did get a better offer and they were ready to proceed so we happily accepted that over the previous offer.

Tell the EA you're interested. Each seller decides what they want to do, and some will continue to accept offers right up to exchange. Also, in probate sales (where a trustee is selling the property of someone who's died in behalf of the people inheriting), the sellers are legally obliged to achieve the best sale possible, so will almost always accept higher offers.

Don't give up. A house isn't sold until it is sold. Our house sold twice and both sales fell through quite late on. The EA knew we were keen and when the second sale fell through the EA just called us and said the owners would be happy just to sell to us and not go back on the market. We moved in 4 weeks ago and still can hardly believe it worked out!

OK saw another fab house today but until we looked round EA didn't tell I sit had been sold. However the chain had been a bit shaky he said, hence them still allowing viewings.

Feel a bit gutted he didn't tell us this upfront. In any event we to,shim we would pay full price and we are ready to move. Apparently the chain looking less shaky today so looks like we have missed out again.

What I don't understand is why keep showing people round? Do they want to start a bidding war? Or are the buyers just trying to keep their options open? At our expense!

Feeling a bit pissed off! Want the house!
