neighbour's plumber wants access to trace a leak

Downstairs want access to flat and others to trace a leak. I've no problem in general, just want to know what to expect.

There's no obvious sign of a leak in my flat, do I allow the plumber to remove tiles / flooring etc to investigate? I have a toddler at home and would need any damage rectified immediately / same day.

Downstairs neighbour has been affected at least twice by another flat (next door to me) due to not maintaining the shower grout or silicone sealant etc. I've had my shower etc resealed already this year. Can I request that they investigate next door before bothering me?

If you are 100% sure this isn't coming from your flat then you can refuse and it would seem sensible for them to go to the flat where the problem is coming from.

It may be that the plumber just wants to see in your flat to be sure that the water can't be coming from you - he might not want to remove any floor boards. So why not speak to him.
