Is it a good place to live, or a dull overcrowded suburb as some think?

I've been to the High street once, and it all chains and not anything special, but maybe there ae some areas away from there?

What are the best streets/areas within easy access to B.South (walk or bus)? Is it safe to walk at night?

I'm attracted by reasonable prices and quick links to London, but I wonder why is it cheaper than many other surrounding areas.

What are the people like?

If you think Bromley is not great, any recommendations nearby with a train to london? Budget is modest but not fussed about size of garden.

Blush if you know of anyone wanting to sell a nice but smallish house or a large period flat, can you point me in their direction!?

Bromley is a huge borough and the areas differ. If you have secondary age children, there are good schools in Hayes and area (Hayes School, mixed. Ravenswood, boys) and some scattered across the borough (Bullers Wood for girls, etc., 2 very selective grammars which have virtually no catchment area) Primary schools are generally good.
Bromley North is a bit of a pocket, old town with cute (but small) houses and a problem with parking sometimes but very close to Bromley town centre.
There is a huge dump off Homesdale road (Waldo Road) that's why houses around there are cheaper (depending on the wind you do smell it).
Hayes house prices have gone up a lot over the last 2 years, due to outstanding ofsteds for primary and secondary schools.

Chottie - interested in what you say about new schools being built. We live in Bromley North and are going to be applying for primary schools this autumn. I can only find two or three at the moment which are likely to take us on distance at the moment so it would be good to know more about new ones.

beaglesaresweet - I have lived in Bromley on and off since I was a child and, whilst it is by no means the most exciting place to live, it is convenient for London and also for the countryside really and is relatively safe too (nowhere is crime free after all).

THe thing I have noticed since having DD (3) is that Bromley itself is not great for green areas and parks, despite it being hailed as the green borough (it is so huge that they can take in huge swathes of countryside in making that claim). I am comparing here with Beckenham (Kelsey Park),Crystal Palace and its park (both within Bromley borough), Greenwich and its park and Bexley (Danson Park). Central Bromley, with Norman Park and the Churchill Gardens, and a few small additional parks dotted about is a bit disappointing.

Shopping is ok (although we BADLY need a proper department store) and we do ok for cinema and theatre with the Churchill theatre getting many pre-West End shows.

The Council have been putting on a fair amount of free events for children this summer, which is great, so it is getting better in relation to community stuff, and there is a campaign at the moment to turn the old and derelict Bell pub (see Pride and Prejudice) into a community and arts centre, which will be great if it comes to fruition.

Sports-wise things are a bit dismal at the moment. The Pavilion leisure centre has a leisure pool with waves etc but it is getting old and tired and there is no proper swimming pool. There was a recent refurbishment and instead of focussing on a training pool and/or sports halls with badminton/tennis/5-aside etc, they swept the old halls away in favour of 10-pin bowling and a tiny soft play centre - a terrible waste of resources at a time when we need to get people into sport and fitness.

The problem with such a large borough is that when you complain about this type of thing to councillors etc, they point you to the new library/swimming pool they have just built in Biggin Hill or the Spa in Beckenham - technically in Bromley but pretty much useless for those of us living in the centre.

Anyway, all my personal bug-bears aside, it is not a bad place to live provided you are not hoping for too much excitement. If you are, Crystal Palce looks pretty good to me - new extension of the East London line, lots of eclectic shops and cafes exisitng or opening up, lovely houses and a great park. If it wasn't so expensive to move, I'd be off there in a heartbeat.

thanks Eleanor, quick bus is good, and Il ove fast walking too (unless it's a miserable day). Any other neighbours thinking of selling Grin? . I wonder, was there a big fight over their house?

We ended up a little east of Bromley but I'm assuming the same EA rules apply across the Borough. Hope you find what you are looking for; seems like you've got some good advice from MNers Smile

Thanks, Mummy, good to know about the negatives. I definitely do not expect it to be exciting. I have been once a few years back and thought it was quite dull but also had a disappointing high street, but now I don't mind that in exchange for fast links to london. I've tried a place which is very nice but with a long commute, and it's just not for me as I've been a londoner for too long to give on it and my social life is still in london (work to an extent too). I was also way more fussy few yrs back Grin as I had more money. NOw I just want fast links and somewhere reasonably good value and relatively safe/nice. Good to hear though, that the theatre gets preview of west end shows (quite surprising really). Sports-wise there must be gyms, so many young people live there (in central bromley).

I'm not a huge fan of Crystal P tbh, I did look there a while back but couldn't find a big enough place, it's too hilly and too expensive anyway, also it's further from the countryside.

euro, shame that it used to be nicer but maybe it will improve again?

I wonder if anyone can also recommend places in Kent slightly further out that are nice and cheaper, in case I have no luck?

They did sell quite quickly. There were also 2 other houses in my street which sold within a week (for sale sign changed to sold a week later). It is a popular area and good properties which don't need work do sell quickly.

First property is a flat in a block directly on Bromley Common. The outside doesn't look very appealing from the photos but I think it looks better in real life

Third is further from the "village" but closer to Bromley South. Is on for same price as our neighbours who sold for £272k

I have to say, I would never want to live in a block of flats, only victorian (or maybe 1930s) roomy conversions - the ones I was keen on, but now under offer, are of that type, I find modern blocks depressing and they have low ceilings. Your number three is great, even perfect, but asking in excess of 280! am I naive to be taking it literally?

Number two I saw on rightmove but a poster above is advising against that immediate area (dump there). Will look at your other lot in a minute.

The Chatterton rd house is beautiful and larger than the rest (wider) , but it's on 289! I was saying I need 270K asking so that it would actually be a bit less to pay. Don't think they'll come down 20K or more from 289, sadly. I love the house though.

Be warned - Victorian conversions are lovely but come with their fair share of issues if not done properly

I know, Creature - always lilved in those so far, ime the worst issue is bad insulation between floors. I'm not having a flat above me again, that's for sure!

Mintyy, I did also ask for recommendation further out than Bromley if there aer nicer places which aer still good value. Tbh I can't get a place as big as I watn to in Bromley, but thought I'd compromise for easy London access. Imo most places are a bit boring after London, but at least you are 20min to Victoria. Also, I couldn't find anywhere better with reasonable prices and a good commute - do let me know or pm if you live in a better place. I still think Bromley is much better than many northern or western suburbs like Wembley or deep Acton etc., it's cleaner, for one.

Yes my neighbours who sold for £272k had an asking price of in excess of £280k so the one I linked to with that asking price could be within reach!

Also regarding the pong from the dump Homesdale Rd is quite a long road so would depend where house is located. Although the dump is located halfway along that road so could affect whole road I suppose.
Worth a look (and a sniff!) though?

A good agent to register with would be George Proctor in Chatterton Rd. They seem to have quite a few in that area on their books and they have good local knowledge as their office is in the village.

No worries if your heart's set on SE/Kent. Just thought it was worth mentioning as your budget is what ours was for our first house and we got best value in Norbs.

I don't know Bromley that well as residential. but when I drive through there it always looks lovely. I do know one part which is rough (unsure as to whether North or South) was a murder there about 3 years ago etc. I know people from there and it is a bit chavvy. But some parts/people from Bromley (please don't stone me!) are a bit Essex etc. Bit far out for some (but easy enough commute to London by train/car).

Shopping centre - I differ as to whether it's great/not great as some people I know don't like it. Has all your M&S/Waitrose/Sainsbury stuff though.

Beckenham is another option, nearby. More of a villagey feel too and some nice streets and nicer high street IMO to Bromley. Friend lived here in centre recently renting and loved it. Very near Beckenham Spa (nice local authority gym).

Have you considered Penge ? 15 mins to Victoria. Reasonable high street. Nice parks also the Horniman museum (which is great)

Wishihadabs - Penge may not be for the faint hearted! It did used to have a horrid rep and the high street is ok but some people don't like the Sainsburys there, heard a few horror stories about it.

BUT having said that it has come up on recent years and there's now an Anerley and CP Womens Institute in Anerley Town Hall.

Penge v near Crystal Palace Park which is great - dinosaurs, etc

Horniman Museum is more Forest Hill/Brockley imo.
