Rough costs of 2 storey extension in south east?

900 square feet, 2 storey box.

4 rooms, 2 cheap bathrooms, stairs, 2 external doors (front and back).

Anyone any idea ? One friend mooted £1000 a square metre (not foot) so is that about 60k?

I can't 'see' in metres but its about 3 foot to a metre ?

Based on our experience of a 2 storey extension in Wiltshire (minus our kitchen costs), I'd say £100k, had other builders quote £130k

Mine is two storey at the side, to single storey at the back. Not including the costs of moving the boiler, fitting the kitchen, bathrooms or flooring (or light fittings for that matter) our contract is for £76k. It will create new kitchen diner, utility room bedroom with en suite and bathroom. Once we add on all the other costs, I can see it coming out more like £80k.

No way you'll do it for 60. Maybe 100 - 120k.

Can't see that you'll do it for anywhere near £60k. We're doing a smaller extension than that, and just for the basic built cost (without bathroom fittings etc) we've had 3 quotes all around the £80k mark. We estimate another £20k for flooring / décor / ensuite fittings etc. We're not in the south east either.

900 square feet is approx 85 square metres, I think.
So around £85k working on your friend's ballpark figure of £1000 per squre metre.
Or more like £100k assuming you are working with a builder and subcontractors and want a good (as opposed to excellent) finish.

We had 3 quotes for a small, basic 2 storey side extension in SE. It includes a new garage & study on ground level with 1 bedroom & bathroom on 2nd - all quotes came in roughly the same at £70k excluding bathroom. Don't forget to include plenty for contingency. There are likely to be lots of extras you think about as you go. You'll also need to allow for architects fees, planning permission & building regs.

Gosh , what a range of prices.

I just don't get how it can possibly cost so much - it's easy access, you can dig out the foundations in a day with a mini digger, it's just a breezeblock box - bloody building work is so insanely expensive.

Ours was about that size - kitchen-diner downstairs and bed/bath upstairs, and was £80k including fees etc but then there was VAT on top which I hadn't taken into account and that was another £16k so it was almost £100k all in by the time we got a few extra bits done. It took 6 months all in. The price did include the new kitchen which was quite a bit so I guess if you are not having that you could save about £10k.

Yeah, VAT at 20% is a bit of a kicker on an already stretched budget.

£1000 per sqm is a good guideline for the basic shell so applied to your square footage is approx £85K (excluding VAT). Then, there's glazing, plumbing, wiring, bathrooms, plastering, tiling, decorating, flooring, painting AND 20% VAT on top! You might also need to sort out your garden patio whilst you're at it! Obviously cheaper if you can do some of the legwork yourself. Ime, just double the £85K!

Laurie, for the first time in about ten years I actually bought a home improvement type magazine (£3.50 which made me splutter a bit) but it's full of really good before/after studies of renovations, extensions, and tons of examples, the best bit is that they are fully costed out, which good detail.

It was a revelation reading it, to be honest, far better than trying to scoop up info off the web. I wouldn't buy it every month but I've got more than £3.50 worth of info out of it. Called Real Homes and inexplicably plastic wrapped like a lad's mag (property porn perhaps!).

I bleeding love Real Homes. Although they do seem to spend a fuckload on their kitchens, it's rare to see a nice bog standard Ikea kitchen. Still better than 25 wanky and overpriced Beautiful Houses though.

I'm getting a tad worried now... Got a ballpark estimate from builder for our proposed 4mx4m two storey (kitchen plus bedroom above) extension and he reckoned we could do it for £30k. Hmm...
