Exciting question about permitted development!

Ok, maybe it's not that exciting...

I am hoping to purchase a semi detached house which I feel would benefit from a full width single story rear extension. I understand that under the neighbour consultation scheme we would be allowed to build out 3 metres from the back wall of the house. However, the back wall of the house is not flat- it projects 1 metre over about 40% of the width of the house. This projection is original but it is only on the ground floor. In this case does anyone have an idea of where the 3 metres would be measured from?

The planning portal website has some useful info on it -that might answer your question. I think it has something to do with where the walls were as at a certain date.

I think it is 3 metres more than the original walls. so it the sticky out bit was always there then it is on top of that.

if it is an old house I suspect there is a cut off date from when planning started to get going but I don't know when that would be.

Thanks for your replies. The planing portal site, while very good, wasn't too helpful with this and my local authority planning department is really unhelpful.

Be careful of your roof pitch though, we have just done a 3m extension (no permitted development on this estate, had to apply for planning) and we have a sloping roof on it.

Had we gone out 4m which the council said we could, our roof pitch (dictated by the tiles you have and how they drain) would have caused us problems coming in under the upstairs window.

The more complicated the roof the more it costs, hence our sloped one Grin

It's 3 metres from the original wall. Just be careful you meet the other stipulations!

We are just in the process of doing this, our Edwardian house has an original outrigger and we are extending back to it.

I think it's as the house was in 1948 if it was built before then.
