Loft conversion

How much on average do they cost, how long approximately do they take to do and honestly, what kind of upheaval should you expect?!

Ours cost about £30k with all the decorating, fitted wardrobes etc. took about 8 weeks with very minimal disruption - onky real mess etc was when they punched through to put the stairs in.

Love ours!

Mine cost around £33k. Upheaval wasn't too bad apart from loud noise at the beginning and sone disruption when stairs went in. All in all I would definitely recommend. It's a beautiful room

Ours will probably cost about £35k when it's all done, including bathroom. Sadly, ours has been quite disruptive so far, but the builders have said that they would normally encourage people to go on holiday for the first week, while the mess happened.

We're considering a loft conversion and just wondering about the disruption.I believe the builders do the outside work first, putting in the dormers and then strengthen the floor before cutting through for the stairs.Ours will be closer to 50k but we are having a large rear former & 2 front dormers.

I'm dreading the disruption but know it will be worth it.

Ours cost around 36k with ensuite and walk in wardrobe and new roof - was pretty noisy and dusty - took about 10 weeks but was December when it was finished, so rather chilly!

Think we have had a less positive experience than some.

Cost £42k all in (in London).

Has taken 5 months so far, was meant to be 12 weeks! Should be finished this coming week.

We did have chimney breasts removed in first floor bedrooms and then those rooms replastered (inc in the price above) so that added to the time and disruption.

Every room in our house was effected as we had some leaks during the bad rain through the spring. There was tarpalin over the They have paid to put it right, but worth not rushing to finish decorating elsewhere in the house etc.

However we are pleased with the finished loft rooms (double bedroom and shower room) and we didn't loose any bedrooms on the 1st floor etc.

Good luck. My main advice would be to be pedantic re their paperwork, make sure it is clear.

All our first floor ceilings will have to be replastered as they have all cracked and in one case, had a builder step through. My builders have been muttering that this is due to my substandard floor joists and I'd be interested to know if that's true. Theoretically, we should be ready for the plastering and plumbing in about four weeks, but I'll believe that when I see it.

We had ours done 18mos ago. Brilliant job. Large dormer out the back t rooms and bathroom. We put the stairs over the existing stairwell and lost our original ensuite to include the stairs. Incorporated a bedroom into our main bedroom and turned it into a dressing room with ensuite. Really delighted with it all.
Lots of dust which happened in about week 2 when they broke through. The ceilings were skimmed in the new landing and we didn't have any real damage to ceilings elsewhere. Best money we've spent on the house to date.

£45k here / SE England gable end/ large dormer for large bedroom and ensuite. Bathroom fixtures and fittings extra. Lots of dust but minimal disruption. Love it, it is hot at the moment but so is everywhere in the house. So well insulated.

Mine was £50k all in, in London. Took 3 months to the day until DH and I were sleeping in our new bedroom. We stayed at my parents for 3 days during the winter when there was no roof on and it was snowing. Other than that we lived through it as minimal disruption (most work done from the outside) until they punched through to drop the stairs in. One bit of advice - insist that your builders have a portaloo - otherwise they will be traipsing through the house messing up your bathrooms.

Also we needed new carpets on the floor below as the dirt from the roof when it was punched through ruined them, even with sheets down.
