Should I buy a new boiler to sell the house?

Would like opinions as to whether this is a deal breaker-our boiler is as old as the house (we assume)-so about 40? It works okay and we haven't seen a reason to replace it yet. However-now we want to sell the house, and I know that boilers can be of concern to buyers when they are over a certain age. I have read on here that you can buy a new boiler yourself and then get someone in to install it (not sure of exact cost but cheaper than getting Scottish Gas to do it all). Would it be worth it??

Wouldn't have thought this would be a deal breaker, especially as the boiler works. I replaced the boiler in my old house less than a year ago, but to be honest I don't think this was a reason my buyers bought my house! They loved the house, but I suppose an old boiler could have been used as a way to negotiate a lower price but then buyers will often pick up on something mentioned on the survey to renegotiate the price, be it windows, damp, broken roof tiles etc. Incidentally the house I am in now has a boiler 22 years old - while I would have liked a new boiler, it certainly didn't stop me from buying what I think is a lovely home (or could be, once a lot of modernising is done!).

Thanks-that's good to know, an old boiler wouldn't put me off either but I am trying to anticipate all probs (one viewer asked about the boiler).

The market here seems to be very slow indeed now and as we HAVE to move (relocating) I am somewhat stressing out!

not a major issue if the price reflects it - the new owners can also then have the system that they want. And if your new owner is a pensioner, they might get it for free.

(currently replacing elderly boiler in the house we bought last year!)

I wouldn't, no. There are sure to be things that put buyers off the house or which they want to drop the price for and the boiler is just one of them. If the house is absolutely perfect and amazing apart from having an old boiler, the asking price can take into account the fact that it will need a new boiler soon.

Another vote for not replacing. But if I was buying it would be nice to know it's been serviced (sometimes asked by solicitors but by then you've already had your offer accepted).

Apparently new boilers get more viewers through the door, but increase the sale price. So if you find you're not getting viewings, it might be worth replacing. If you're getting the viewings but not the offers you want, a new boiler won't help.

It is the lack of viewings at the moment-hard to tell why but the market does seem very slow now where we are. I will see how often the boiler comes up in conversation (assuming we have anymore viewers!).

We bought a house with a 26yr old boiler. It really helped to know it had been serviced annually etc. we know we need to replace it but it wasn't an issue for us in buying the house.
