How many viewings would you expect in first month? And is it better to let EA conduct viewings?

That's it really. Five viewings so far, with one more scheduled. No offers and feedback is usually on the lines of: "Very nice house but not quite what we are looking for". Not especially helpful or informative from our point of view.

I have been conducting the viewings myself, but am starting to wonder whether I should leave it to the EA. Does this make much of a difference, in anyone's experience? Any tips on what to do/say?

I'm selling my parents house. We had loads of viewings with the first estate agent, but the feedback was always "needs too much work" (it needs a little work and modernisation, but although the kitchen & bathroom are old they're perfectly fine.

We got fed up with the constant negative feedback so changed agents. Very few viewings in comparison, because they were more selective with the prospective buyers, and more honest about the house, but have just sold after 2 months.

We sold when the agent did the viewing. But I have done a couple myself because we felt the agents didn't know enough about the house. But the house is empty. If it's your house and you are doing the viewings, as a prospective buyer I might be a bit intimidated and not want to ask things or poke around.

I would suggest you let the agent do it and go out whilst the prospective buyers are there. They will feel more comfortable.

I'd definitely let the EA do them, and go out if you can. You may not be getting helpful feedback because people don't want to offend you. People viewing it will be more likely to view it as their future home rather than your current one.

OK, well I've already agreed to do the next viewing, but I think I'll let the agent have a go with the next viewings. Assuming there are any. (Yes, I am that fed up already). Thanks.

You shouldn't expect viewings in the current climate. You only set yourself up for a fall. If you get viewers great. If the feedback is the house isn't right ask your agent to establish what element of the house isn't right but let's be honest if a house isn't right, it's not right.

If you give your agent a list of answers to questions that are likely to be answered or leave a Q&A in the house that would be helpful.

I much prefer viewing with an agent rather than the vendor, as you can take a really good look and discuss things openly. If the feedback is very bland then perhaps the Agent needs to ask better questions.
