What would you prefer - bigger reception rooms or bigger bedrooms?

Trying to decide which house to put an offer on, and feeling a bit Confused

One has an extension over a large garage and 4 double bedrooms and is much more spacious upstairs than downstairs.

The other has an odd upstairs layout (which can't feasibly be changed) - 2 double and 2 single bedrooms (plus bathroom and a lot of landing space) - but two spacious downstairs rooms, plus a smallish kitchen.

We have a baby and a toddler, hoping to move somewhere they'll grow up. Can't get my head around how we'd actually use the space as they grow up; we currently have a small two bedroom flat, so it'd be a big change.

Any thoughts/experiences? WWYD?

Double room as spare/sleepover place sounds good - although one child would still get a smaller room, as one of the singles is really very small. Vendors are using it as a study. It would fit a bed though (we actually measured to check, it's that tight) so if it were a cabin bed, we could squeeze in a wardrobe, shelf, chair, child...

Are your two the same gender? If so (or actually even if not) you could stick them both in a double with a bunk bed and they could share. My two shared for a year just out of choice and only separated reluctantly when my DD wanted a more girly room. We seem to feel children have to have their own rooms these days but they don't necessarily, especially not at a young age.

My sister's room was about 3-4 times the size of mine, but to be honest I much preferred my smaller room - it felt very cosy, even though I had to have my wardrobe outside! And when friends came over they were happy enough to lounge around on the bed.

I also think perhaps the dc would like sharing the big bedroom. My children are 4, 6 and 8 and currently in a huge holiday house with room for a big bedroom each yet they have chosen to all share one room. They prefer to sleep close to each other. They would however prefer seperate playing space!!
