Buyer has requested that we test electrics before exchange

Do we need to comply? The place needs a lot of work and the offer accepted on that basis, and this feels to me like an attempt at bargaining. I haven't come across this before - is it common?

Really, I think it comes down to whether you are more afraid of losing them, or they are more afraid of losing the house. If you don't want them to walk away, you may have to comply. If you don't mind, say 'no'.

Ask them what they want to do with the results. If you think you'll fail their expectations may have lost the sale already.

We did this, and got a gas safety cert. just did it to keep the sale on track tbh but I was worried. I actually got them done myself as I wanted to be able to deal with any issues rather than the buyers using the findings to bargain on price. In the end we had to get some work done (IIRC things are graded 0 or 1 to 3 and 3s are urgent/essential works), which cost about 250 in total. I figured this was less than they would have wanted off the price if they'd had the check done themselves.

BUT you can just refuse, and say as far as you are concerned everything is in good working order and the sale price takes the age/condition into account.

Most survey reports will recommend gas and possibly electrics are checked.

Thanks workingtitle. It is a bit of a worry - not so much the testing, more whether it's a sign of general wobbles. Which would not be the end of the world, just annoying to have to start again!

We had this on the house we are buying and a couple of other minor things. We got 1,000 off the price which we were pleased with.

I think this,is normal and probably.came up with the survey. If you want to keep your buyer I would do this or let them have money off. In the long run it's,not much to see your house.
