Extending kitchen into side return - advice please

Anyone got any idea how much you pay to do this?
Ideally I want a roof which would have a fair amount of glass in it to increase the light in the room.

Does it involve planning permission?

Also would mean changing round the waste water pipes outside (not the soil pipe) - does this add hugely to cost?

I think PP depends on whether the house has been extended in other ways already otherwise it falls under permitted development - it's done a lot around here (SW London) and I've never known anyone have it declined.

A friend is currently having it done and the work itself is about £40k but then you have to add in a new kitchen, new flooring, new lighting, decoration etc etc.

Yes, if it is a typical Victorian layout with the bathroom above the kitchen, there will be a lot of re-routing of pipework.

We're thinking of having this done. We had a few initial quotes a while ago but chose to start with some other structural work that needed doing. I have a figure of £1,500 per square metre in my head, but it probably depends on where in the country you are. London prices are madness!

Yes. SW London. About 40K. But this is the build. So probably a minimum of 20-25 on top of that and 40+ if you want a posh kitchen with trimmings.

Mostly can be done within permitted development (i.e. no planning permission needed) but it depends on the precise dimensions so you need to check it out with the council. We had to get permission which took 3 months if i remember correctly.

We moved some pipework but I don't remember this being a particularly big deal and certainly not within the context of the price of the whole job.

Have fun and seek advice on layout and kitchen arrangements etc from the property/diy section here. There are some great threadswith suggestions.

We had it done 5 yrs ago. Two large velux windows, patio doors plus a standard window.. Kitchen fittings, oak florring, granite tops. Totalled abot 40k. But then we are in the north of the uk

Not sure on prices quoted, can't remember as ours was part of a whole house renovation. In terms of lots of glass we used Sunparadise for a glass roof which matched the bifold doors - we didn't have the best customer service experience at the time but do like the finished product (make sure you have a plan for how to clean it! We can walk along the guttering to do it.) Apropos also do this sort of work.

Another thing to consider is what direction all the glass is facing - the sode return faces north so we had the least amount of sun heating the place up....and we put aircon in as I didn't want a green house! We only really need it on the warmest days of the year though.
