We're trying to sell our house and the potential buyers have just had a homebuyers survey done. We are in a chain and thought everything was pretty much sorted as the estate agents had said it was possible we might be exchanging this week!
Our buyers are now expressing concern about the things highlighted in the survey and are coming round today to view the house again.
We've just seen a copy of the survey and it has several factual errors in it that affect the items that have been marked as 'of concern'.
For example, the survey says the walls are solid brick, but they are cavity walls. The survey says there is no roof felting but the whole roof is felted apart from a small tear. The survey implies that the entire ground floor has damp, whereas there is only a small corner of damp, with an obvious cause, and the surveyor told us this when he came round to inspect. The survey even said the boiler is in the bathroom when it's actually in the kitchen.
How should we express this to the buyers so they don't think we are trying to be defensive but they recognise the issues in the report? Help!
