If you ask an EA if you can view a house, and (s)he says it's under offer

do you

-only go to see it if you absolutely love it
-go to see it if you know you could trump the previous offer
-agonise over whether or not it's right or wrong but in the end obviously you want the best house you can get in the right area etc...
feel you can't be bothered with it all and just step back and find a house that nobody has made an offer on

The owners have accepted an offer. There is no contract yet but the honorable thing for them to do is to give the buyers a chance to show that they are serious and get the moving process underway.

Natasha - the owners and/or the EA should not be showing it to other people if an offer has been accepted.

If the seller hasn't removed it from the market when under offer it would ring alarm bells for me! I'd want to know more before I considered viewing I think - unless special circumstances, seller might be a little flaky?!

Some estate agents say "under offer" instead of "Sold STC" - if I was the buyer I'd be pretty pissed off if the agent let you view after they'd accepted my offer.

Under offer may mean that the offer is lower than the seller wants but they don't want to reject it because they may get nothing better. The EA can't tell you what the offer is, but they may be able to tell you if the seller has indicated what their priority is (e.g. making the most, selling the quickest).

I'd go and see if but try not to fall in love...

What didireally says - you need to clarify if they mean under offer in the sense that an offer has been made, but not accepted, or if the offer has actually been agreed by the vendor.

We had viewings after we'd had an initial offer, as it wasn't high enough - we hadn't rejected it, but equally hadn't accepted it. We had fed back that we weren't minded to accept it, and then got a better offer which we did accept (and then took the house off the market).

Generally, if an offer has been accepted, taking the house off the market and not doing further viewings will have been negotiated/agreed as part of that.

It's weeks since I made the offer. The survey has come back. I'm getting an electrician and a roofer to go in and tell me how much those jobs will cost but I am serious. It's still on the internet though. The for sale sign still outside the house. I'm just wondering at what point sale agreed goes up. I've paid the deposit. which is exactly not binding at all in anyway. But still.... It's kind of stressful knowing that the house still appears to be for sale, which it is I guess.

Recently I approached a different EA about two houses next door to each other both for sale. There were offers on both of them and he told me what I'd need to pay to trump each buyer. I just said well if the finance of either party falls through let me know but I'm not even going to see the houses at this point never mind trumping somebody.

But then, if 'my' house is still for sale, and somebody could come in and trump me! It's just quite stressful.

I saw an absolutely beautiful place that would have been perfect for us well below our maximum. But was told it was under offer. I was so tempted to ask how much they were offering but I would feel dreadful for taking someone else's place so just told themto contact me if the sale fell through.

I think the EA has a responsibility to take it off the market once an offer has been accepted. At least while surveys & searches are done. Guzumping is just horrid.

Either the seller or the EA is being underhand and the only reason can be to get more money - get involved with them at your peril.

Ring the EA and ask why the sale sign isn't up. You've paid the deposit on the house? Then it should certainly be uo by now.

So you're the buyer of the house in question not someone thinking about gazumping? Go and ask the EA what's going on. I hassled my EA to make sure the sold sign went up quickly and queried how they were displaying it on their website.
