Planning permission/permitted development

We are moving to an old property in a conservation area, that was extended nearly 30 years ago. It has a huge garden (think this is relevant to the rules rather than a stealth boast Smile). Its still quite small though and we are hoping we will be able to add square footage to it in future. Most of the conservation rules seem to relate to the frontage and we are hoping to add at least a single storey extension to the back, where it cant be seen from the street and trees/boundary walls should mean it wouldnt annoy the neighbours.

I cant get anyone from the planning department to help me with the permitted development rules for conservatioon areas. Anyone out there who can tell me whether we would still be able to add (at least a single storey) extension under permitted development rules? Or at least who can tell me where i can find this out.

Is it AONB? That does make it trickier but still doable. I local architect (preferably one that knows the planners) should be able to help.

Agree with local architect - ours came out to house and did initial consultation with no charge. He knew planning policies inside out.

No its just a designated area, apparently there are no "article 4" restrictions. Local architect a great plan. I come from a grand tradition of newbuilds, suspect I will be needing much advice here in the coming months. Thank you.
