buy to let in Southampton

Really need some advice...
I can hopefully afford a buy to let investment flat of about 100,000 with a 75% LTV loan. I heard Southampton has a high rental yield but I have no idea where is the best place to buy? Near the hospital? Near the university or near the train station or on the marina? I think I'd prefer not to have students as tenants so perhaps not near uni.

Can anyone offer advice? Do you live in Southampton or know where the most desirable rental areas are? Where should I avoid.

Polygon, Newtown, Bassett, swaything, portswood.

Though I have a lovely house In soton (sholing) that we are looking to sell. It is a perfect let. family home with a perfect tenant. But more than you're looking to spend and not students!

The problem with Southampton is that it's flat central. There are soooo many flats here that the rental market is not that strong. Definitely avoid portswood & ocean village (the marina) if you want to avoid student lets.
Try Bassett, the town centre or even Eastleigh (smaller town next to Southampton) although not sure £100k will buy you much.

Sorry I totally misread your post. Though you wanted a student let.

Ignore my areas. They'd rue student central!

Bitterrne is nice and close to centre but not students.

Iowa old the rental market out of city wasn't great. Which is why selling our house will be harder.

Rough areas are thornhill, and some of townhill, Weston is pretty crap too. Bt may be areas more likely to have rental properties maybe?

mediawhore are you selling with tennants in situ or just selling, we're looking to buy a house in sholing area.

Agree Bitterne, Sholing, Woolston if you want to avoid students, or maybe eastleigh/chandlers ford. Shirley may also do well and be far enough out of town to avoid students.

We're in the process of selling our flat, they seem to be selling well but no idea how the rental market is going on them.

Thanks Mrsmindcontrol, maybe we should be more open to students, I just worry about damage and empty rental months during the summer.

Mediawhore - thank's for clarifying, I am clueless about Southampton.
