estate agent - which is more typical?

We are at the start of our selling journey and are having valuations at the moment. Have had two out of three so far. It is a long time since we last did this so wanted an opinion on the two experiences.

Agent 1
Looked in every room. Made lots of comments about features and asked me questions (eg. Do you know if fireplace can be opened up). Went in garden, looked in outhouse (Laundry). Asked what we were looking to move to. Make small talk (probably fake I know). Discussed how our house differed from others in road.

Agent 2
Looked very quickly in most rooms. Didnt step foot in kitchen though looked through door. Didn't go in garden or look in outhouse. Said all houses in road were pretty much the same.

Which is more typical of an agent? Was 2 particularly rubbish or was 1 particularly good? They also differed in the valuation by 12.5k though until I have the third I am not sure which is more realistic.

I got 6 or 7 valuations last year to sell our house. They all mainly just looked and did lots of sales talk. I don't think any of them asked me questions about anything.

Your second one sounds like they didn't make any effort.

Thanks. It did feel like he was going through the motions. Having just looked at online reviews (They are a regional agency) for them, they aren't too positive!

Remember that they will be persuading people to buy your house so if they aren't interested when looking round they won't be interested when showing people the house.

1 sounds like they have a better chance of making an effort to sell your house
2 sounds like a waste of time.

Find out if the EA who came around will be the one marketing your house. In our case, the owner of the agency came to value and was very attentive. The EA who was responsible for marketing ours not quite so much. A good agency gives you one contact person and if they are off for a day or two they ring beforehand, let you know, and introduce you to whoever will be looking after you in their absence.

No. 2 was the branch manager and No. 1 was one of the branch agents. No. 2 kept banging on about how they get their brochures professionally printed - wow. I think you are right that if they can't even feign an interest in the house they probably wont be able to sell it. Thanks for the opinions.

Pay attention to how they follow up. One wrote and called soon after valuation, that made good impression. Other two only wrote and didn't call for ages.

Well just had agent 3 round who was good (didn't go in garden but it is raining so forgave him). So that makes agent 2 look particularly rubbish. Thanks for the comments.

Now we have to actually put it on the market eek!
