Would you move a couple of doors on the same road?

There is a house on the market down the road, that has had all the modifications done that we would like done on our house, ie a back extension that gives a bigger kitchen and an additional reception room. It also has a newer bathroom, which we need. From the outside, our house has nicer "kerb appeal" but we can fix that.

It is on the market for the same price as ours is valued for. Apart from the fact that we have an (unused) garage at the back, the houses are the same. It is our house but with the extension and newer bathroom.

We are not in a position at the moment to build the extension, (but we can do the bathroom). Plus after lengthy insurance works to the dining room and kitchen last summer I KNOW that I would not be able to tolerate any more building work for a very looooooong time!

So would it be sensible to move down the road. I have called to arrange a viewing. Or should I contain my enthusiasm and wait. If you think that you have to pay stamp duty and estate agent and solicitors fees - that could be nearly £8,000 towards the new extension..... I am trying to be rational and grown up about it - but the thought of not having to go through building works and still get what I want is just so appealing....

I think you would have problems selling at your valuation figure if this very local "better" house is on at the same price. I don't think it's abad idea in principle though. Depending on which stamp duty bracket your home falls into, might it be easier to stay put and save though?

Yes, you are probably right. I just spoke to the estate agent who is selling that house and who we might also be going with to sell ours and he reminded me that I actually want to move area, as well as getting a better house.

I know a few people who have moved on the same street -one even moved next door

But they have all been for a different type of house -3 bed semi to 4 bed detached, downsizing to a bungalow -that type of thing

I would just do the work in your situation

No we have looked at 3 houses on our Road, two were 3 bed detached and on was a 4 bed semi. We just couldn't justify it. But all 3 needed extensive renovation.

Your purchaser will ask where you are moving. And even if you don't say they might find out on the grapevine, and they'll either go and look at the other or knock you down on your price.

It costs a lot to move, legal fees, stamp duty, removal costs, mortgage fees. Surely the cost and hassle of moving you can afford to invest in your own house? It seems a bit short sighted to me. You have the potential to do things just how you want in your property. Stay and do the work. It would be a no-brainer for me.
