I have never bought a house so I do not know if what I am thinking of is completely out of the question, totally fine or somewhere in between.
Say I was to buy a 2 bed 2 reception house, is there any reason why I couldn't use one of the receptions as a bedroom? Assuming the 2nd reception and kitchen were of a reasonable size I can't see that we would be too crowded. But would a mortgage lender allow this? Would they even care?
Doing this could be the solution to my problems - the most I can borrow + what I can reasonably hope to save in next couple of years does not add up to a 3 bed. But it does up up to a spacious 2 bed.
