This might be better in legal - question re using reception room as bedroom

I have never bought a house so I do not know if what I am thinking of is completely out of the question, totally fine or somewhere in between.

Say I was to buy a 2 bed 2 reception house, is there any reason why I couldn't use one of the receptions as a bedroom? Assuming the 2nd reception and kitchen were of a reasonable size I can't see that we would be too crowded. But would a mortgage lender allow this? Would they even care?

Doing this could be the solution to my problems - the most I can borrow + what I can reasonably hope to save in next couple of years does not add up to a 3 bed. But it does up up to a spacious 2 bed.

I don't see why a mortgage lender would care in the slightest. Are you thinking one of those terraces with two reception rooms that haven't been knocked through, so you could use the front one as a bedroom and the back one (leading onto the kitchen) as a living room? That's what had been done with most of the student houses I went to when I was at university. It's up to you what you do with your own property really!

Exactly that wincher. Then in time as finances allow either moving to a three bed, converting the attic or filling in the side return next to the kitchen with a conservatory to create another reception room.

There are loads of houses like that in my town, three and 2 beds. But the 3 beds are about 30k more than the 2 beds.

Our house has 2 receptions, a kitchen diner and 3 bedrooms upstairs - when we got the details prior to viewing the house was described as a 3/4 bedroom house, with the 2nd reception listed as reception / bedroom.

We have a few large families living on the street and I think we're one of the few to only have 3 bedrooms!

Mortgage lenders don't care, we're in a two bed/two reception. There's four of us, me and DH plus two DD's. Two DD's share small bedroom, I'm sure Estate agent was Hmm but they just wanted to sell property.
It's nobody's business but your what you do with it when you've bought it.

Our house has two downstairs bedrooms and one living room - one of these is now a dining room/office room.

It makes no difference to the lenders - it's the affordability and your credit they care about.

My only advice would be to not do anything too drastic so that future buyers can have the option - for example we took wardrobe doors off, but have kept them in the loft so anyone who then buys the house can have the choice.

Oh no I wouldn't put in fitted wardrobes or anything like that ( can't stand them anyway).
