Knocking through rooms

Am about to buy a house.

Am choosing between 2 this weekend.

Both will need knocking through the kitchen to the dining room to make a nice big space.

In one of the houses, I will also want to put patio doors.

Now a bit of a how long is a piece of string question! But. Approximately , how long will the work take & approximately what will be the costs (excluding kitchen as will price that separate)

If anyone has some kind of figures, that would be great. Thanks.

We did something v similar (including knocking down 2 walls) and sliding doors and did it all for £25k in Surrey. Soooo pleased we did it!

Including the cost of the kitchen and wooden flooring on a large area.

I was in shock then! I think knocking down the wall is a couple of k. then its how much you want to spend on the kitchen etc. I don't know anything about patio doors

It's the paying of builders & the such that knocks it up.

Also, the small things really add up!

I will feed my dh beer and tell him my plans! Grin

All depends where you are in the country and your builders mark ups.
we just had 2 x supporting walls knocked out
Wall 1 - £300, the next quote was 600 then next was 1200 (for same job)
wall 2 - £250
these were just for the labour of knocking out and fitting steels as dh is doing all the finishing
all the other bits can cost what you want them to

We were on a tight budget so did as much as possible ourselves.

Building regs - £150
Cost of steel £100
Builder to put in beam £100
Knocked down the wall ourselves

Knocking down the wall and putting in an rsj (if required) is the easy part, it's all the other work that is time consuming. Took half a day to put our beam in.

Our patio doors cost £900 including fitting, took half a day, but that's for swapping a window for doors of the same width.

Blimey, we knocked thru rooms for under £500, too. Really depends what you need to do for flooring.

knocking down wall between kitchen and dining room and building a stud wall between lounge and diner we paid £1600 for. to take back to brick, replaster,ceiling, install 16 power points and lights and install kitchen £3000, howdens mid price units and neff appliances 6k. including floor, did the whole thing for £12k. patio door a grand, maybe add £500 for rsj
