Has anyone elses vendor really pulled out at the 11th hour?

We are shortly about to exchange . . . but our vendor has announced this morning that if we don't exchange by 5pm today then they are going to pull out of the sale and stay in their own house for a couple more years - something to do with a horse that needs stabling (I kid you not!) and that her kids address needs to be sorted to arrange school for the following year.

We know that they have spent money - structural survey on the house they are buying and the estate agent has told me its their 'dream house'. They also have a skip outside there house which looks like there are chucking loads of stuff out (? maybe whilst packing?)

The problem is that our buyers solicitor has raised an issue with the lender which I was initially told would be sorted in 48hrs but is still not sorted a week later. I can't do anything to speed this process along as its our buyers solicitor and lender. Everyone is ready to exchange today apart from waiting for this confirmatory fax from our buyers lender.

I'm just sat here twiddling my thumbs - hoping beyond hope our vendor is bluffing. Anyones else vendor done this - how did it turn out?

Call your solicitor and make yourself a pain in their ass so they get onto the other solicitor - someone somewhere has the info needed and needs to get on with sending it.

Yes ours pulled out at the last minute, I found out later she had done it many times before Sad

We lost the house but found a better one in the next street the following week.

Hope it works out ok for you, very stressful!

I would have been in my solicitor's office making one hell of a fuss to get them to contact your buyers solicitor to get it sorted.

I really hope you get to exchange.

Also does the vendor know what the hold up is? Their solicitor can also contact the buyers solicitor to move things along.

We threatened it when we were buying (but it would have meant the chain collapsed) when people either side of the chain were playing silly buggers.

We had spent money so surveys. We were buying our dream house. We also meant every word.

They realised we were serious and sorted out the problems. We had a deadline, the main one for us being the stamp duty limit changing (we ended up exchanging less than 12 hours before the limit came back down again) and we couldn't buy if it was after that.

It's happened to my parents 3 times in a row - twice on the day of exchange. ARGH.

I hope she doesn't pull out, that would be ridiculous.

I bet they're bluffing.
We've been messed about before & put a deadline on our vendor (a chap getting divorced who was arguing money with his wife).
When the Solicitors finally communicated we understood what was happening & that he was a serious buyer we relented.
Poor you though.

We threatened to pull out - they thought we were bluffing, ignored our deadline, and we pulled out. They managed to sort out the "impossible" in 20 minutes on a Friday after 5pm after our solicitor advised them he was instructed to pull out and they realised it wasn't a bluff.

Well they haven't pulled out but they still want to complete by next Friday which may still not be realistic (but I would love to move next Friday).

The issue is that our buyers solicitor has had to submit an indemnity insurance to the lender (which wasn't needed in the first place but their solicitor is not particularly readonable). I was told last Friday it would take 48hrs but still waiting today .

Really pissed off with our buyers and there solicitor - they have had the offer accepted since Nov.

I have been jumping up and down all day to my solicitor and estate agent but at the end of the day I have no influence over their lender or solicitor and can't even contact them so it is completely out of my hands.

I really really wanted to exchange today, at least vendors haven't pulled out yet.

Ps our offer was only accepted with the Vendor in March so we haven't been dragging our heels or anything

I have pulled out at the 11th hour as a seller and a buyer before.
I hate being messed about, what I hate even more is not being told why I am being messed about.

Please keep your vendor fully updated, maybe pop round with an apologetic bottle of wine and explain everything to the face to face (someone did this to me once and I decided to hold off pulling out)

I actually pulled out as a buyer last week (not at the 11th hour though)
When I made the offer and it was accepted in December I was told, and the house was advertised, as it not being part of a chain. (The vendor was moving into a rented house)
As I am buying to let I don't add a chain so it should have been completed quickly. Initially we were told 4 weeks, then we found out that the vendor hadn't even started looking for somewhere to move to. It dragged on until febuary when she announces that actually she wanted to buy somewhere, so we then had to wait for her to find somewhere. When she finally did it turned out to be part of a chain of 9!
But she assured us that it would be completed quickly. Then someone in the chain had died so i was told it would be a few weeks longer.
Then last week I just got sick of being messed around. I told everyone involved that I no longer wanted to proceed.
Then a few hours later I received a call from the estate agent with some 'great news' things were progressing and we should be able to complete any day, he had no knowledge of my call to pull out apparently it was just a huge coincidence. Hmm
When I told him no I still wanted to pull out, he became really nasty and abusive and called me names and threatened me. In the end I had to hang up on him because he wouldn't stop ranting.

So 'we are eternal' you have had an offer on since December but waited until you were at the bottom of a 9 group chain and then you pulled out? No wonder the estate agent was nasty with you - as I'm sure everyone in that chain is absolutely furious.Angry

I'm sorry but I think your telling the wrong woman your story. Think of all those other people in the chain you have just screwed over.

Yes but she could have pulled out back in feb when it became apparent at the vendor was still looking. Not wait until the whole chain is just about to complete in June!

Eternal was told she had no chain above her but then, after much patient waiting while the people she was buying from faffed about, was told she had a 9-link chain above her. Her offer was made on the basis of no chain. Completely reasonable of her to pull out.

The problem was the vendor. They should not have lied and said no chain, knowing their buying didn't want to be part of a chain. They certainly should not have entered a 9 person chain. They should have also though properly about what they wanted before putting the house on the market..

Our buyers threatened it. Or they wanted a grand off the agreed price of the house.
I just hung up on him.
Never heard back and it all went through. I didn't clean the house when we left. Rude bastards.
