landlord insurance unoccupied

Hi all! Need your advice urgently!! Am about to exchange tomorrow but do not seem to be able to find an any insurance to cover us. It will be a buy to let property, needs some redecorating(painting, replastering, damp proof, etc) befpre being let us...have not got tenants yet as only about to exchange...it is crazy that they expect me to have tenants immediately?? Also the owners will still be there for another 2 weeks! Wt do i do???

Can your solicitor not help ? Regular insurance should cover you in the interim as long as you say it is unoccupied, and ll insurance is generally for contents rather than buildings anyway , which is what you need on exchange.

solicitor has not got a clue on insurance she says. Am very tempted to go for normal insurance but not sure if legal?

Who is your lender , do they have a related insurance company ?

Alternatively, I know my boss (who does BTL) uses NFU Mutual - try them?

yes they do but even them have refused!! Question: homebuyer report says dampness present but should i really mention it to the insurer? It seems that it is also part of the problem

I've used CIS insurance brokers. Not quite the same thing but my rental property was empty when the insurance renewal was due which wasn't allowed. I spoke to them and they found me an insurer who was happy to cover us until we got new tenants. When we did get tenants they found us an insurer that was even cheaper than we had been paying.

I honestly don't work for them.

if there are no tenants you can use 'standard' insurance - but bear in mind that once you complete they will expect you to be living there!

can't believe your solicitor didn't warn you about this before. You need to insure from exchange as you then have to buy even if it burns to the ground.

mention everything, answer all questions honestly.

i don't want to use standard insurance as that would not be legal...i thought my situation was very common!! Don't all landlords sort out the house before cleaning?
