I think this looks great, but tell me what I am missing!

We are currently a family of 4 (DCs 3yo and 1yo) but hoping there will be a DC3 at some point, and I'd like a spare room for family visitors.

Looks nice and light, which is a massive thing for me.

The only things concerning me are - possibly busy road?; looks like little to no storage currently; and I don't like all the shower rooms everywhere - I'm a bath person so would want to turn the 1st floor ensuite and adjacent shower into another bathroom.

Oh, and this is very picky, but looks like a NE facing garden and would much prefer S/SW/W...

I don't know Edinburgh very well - we have been to visit a couple of times now and quite keen to move (out of London) but if you happen to know anything about the area as well that would be v helpful. From google maps looks very promising - shops and cafes down on Bruntsfield place, fairly close to town, secondary schools which I hear are 'good', and Links for green space.

Anyway, just wanted to see what other comments you eagle-eyed MNers would have...

Thanks so much for all these thoughts - this insider info about the area is especially useful! And I hadn't heard of ESPC Erlack so will get on to that. We are not set on that area, although I think it looks good. I don't want to be anywhere too residential as I don't drive and will be SAHM at least intially so want to be able to walk to shops etc, also need good primary schools.

Yep, went under offer a few days ago at 700K apparently Euro. Dp was really not keen anyway, so I don't think we would have even got round to viewing in the end. We are struggling to find a good compromise for both of us because I really want good outside space, but he is really attracted to more 'townhouse' style places with big tall windows/ceilings, but normally only minimal outside space.

You might be better in a 1930s bungalow if you want a bigger garden. There are plenty of these in Edinburgh. Try looking at Greenbank.

Newington might suit you, James Gillespies is the state secondary lots want to get into so check catchment areas. Boroughmuir High School is also good.

I would also check out where the trams will run. You want to be close to a stop but not close enough to hear them.

Morningside and Grange areas are nice but pricey.

Edinburgh is quite an easy city to get around without a car, as long as you live fairly centrally. It can however be a real pain if you live on the south side of the city and work in the north or vice versa because during rush hour crossing the middle can get very backed (especially with tram works/gas works/random digging up of the street by the Council).

You might want to take a look at the Trinity area as well which is the north side- there is a fairly good supply of decent sized family housing (if you have the money) and there are some good primary schools as well. It is perhaps more residential but there is usually very good bus access to the city centre.

Generally, if you want to PM me, please do- I'm not an EA, I might add- just that in the run up to selling recently, I have become a bit of an obsessive watcher of the Edinburgh property market for the last year (everyone needs a hobby, right?) and I also have a lot of recent experience with buying and selling, so happy to share any insights!

I think it has lost some of its character which I am seeing a lot these days. It is nice though, I like it.
