Buyer's survey to be done in two weeks

We've been waiting for ages - 2 weeks since the mortgage papers went in - for our buyers to have their survey. The estate agent phoned today to say that they've arranged for it to be in 2 weeks time. Is it usual for this to take so long? Our solicitors have been busy with paperwork going backwards and forwards but the survey is no holding things up. Another question - sorry! - how long could it take before the survey comes back until we could exchange? TIA

Depend where in the country you are. We've had to wait nearly a month for our survey (surrey) a that's the first available appointment for a surveyor on the approved panel for our mortgage company. It's very annoying and we've made loads of calls to try and speed it up, but didn't get anywhere.

Results should be back quickly, within a few days (working days)

Hampshire. Maybe that's what's happened .................

Same here I'm afraid. I'm buying. After my mortgage was approved I had to wait just over three weeks for the survey to be done. And now it's been a week and I am still waiting for the report. Reading area. The mortgage company use Countrywide Surveyors and experiences seem to vary depending on location. Stressful.

Sorry to hear this, E. It's rough, isn't it. We used Countrywide and they were actually prompt but I'm sure it depends on the particular surveyor. Hate the whole thing!!

Thanks DL. I hope your buyer's report comes back quickly. All this waiting is so frustrating.

Similar experience here (Hertfordshire)...mortgage application was 'finalised' in early May, we were already approved in principle so this part of the application was merely to add the details of the house we want to purchase. Credit scoring etc was all passed so the mortgage was literally waiting on the valuation which, considering we have a decent deposit, would have to be totally disastrous for us not to be approved for the mortgage.

Our lender uses Countrywide and the first date they could get was going to be early June... we couldn't believe it, it seemed ridiculous. We were told it was because we wanted a Homebuyer's Report too and this meant finding a half-day on which a surveyor would be free. They sympathised and said they had tried to farm the survey out but had no luck. Eventually, to speed things up, we got a local surveyor to do our Homebuyer's Report (which he managed to do a couple of days after we instructed him) and this meant our valuation (basic valuation now, 40 minute appointment) could be brought forward by a whole 3 days... It still saved us quite a bit of time though because it would be quicker to write up, no detailed report to do etc.

Anyway, valuation was finally done last Friday and our mortgage was approved today so it's quite quick once done. Frustrating though as it's one thing you have no control over.

Our solicitors have just been cracking on with getting all the other paperwork sorted so that once the funds are approved we are ready to go. They've worked around the mortgage basically, so hopefully it won't hold things up for you too much?

Thanks for your reply, CE. I hope that, once done, the process should go through smoothly. It's going to be a l-o-n-g wait!

Oh, it's been awful waiting! Every time the Estate Agent has called for an update I've felt almost personally responsible for the hold up and have been listing all the things which have been going smoothly to prove progress is being made - I felt like I was having an appraisal at work or something, defending my actions to my manager!

Best of luck with it all :)

CE. Lol - same here!
