Not on the market yet but...

1970s house. Five bedrooms. One bathroom. Downstairs loo and utility, but no ensuite.
Other houses in the area are similar but with fewer bedrooms or newer and come with en suites.

Will the lack of an en suite really put people off? There are a few houses in the area for sale so buyers will have a choice. The newer houses are much more expensive and on smaller plots than the 70s houses though.

Wouldn't put me off. I'd buy yours. I don't like lots of bathrooms as they need cleaning. And I like houses of that era. Not sure how representative I am though.

I don't like ensuites but I do like having two bathrooms for when family come and stay for ages and I would assume people looking for a 5 bedroom house would be similarly expecting it to be full fairly often. A downstairs loo is a good start though.

I'm another who doesn't like ensuites but I agree that a five-bedroom house needs more than one bathroom. Is there any area that can be walled off and made into a shower-room?

Three years ago we were making this decision -two 4 bed houses, one with only one smallish bathroom (& downstairs WC) & a large garden, one with a giant luxurious en suite off a massive master bedroom but a smaller mostly patio-ed garden. Went for the former and don't regret it. You get in synch as a family and very rarely are knocking the bathroom door down.

It wouldn't put me off. With 5 bedrooms people can consider spending some money to make one of the rooms a bathroom or shower room if they really want to. If you're competitively priced and house looks fine, you'll be ok

Thanks all. It doesn't have a massive garden - about 40 ft - but that is much bigger than the tiny gardens of the new houses.
Sadly due to difficult plumbing issues, making the small bedroom into a bathroom would involve putting in a new connection from the street at a cost of 7k (that's before we pay the cost of any plumbing to the new bathroom itself). The other 4 bedrooms are all doubles and I didn't want to sacrifice one of them, or make them smaller.

sold something similar, the buyers were moving from somewhere with more bathrooms. 'great', he said. 'fewer bathrooms to clean!'

price it right and it will sell.

depends on how many people will be living in the house.

There are 5 of us and therefore with only one bathroom I would discount your house. Sorry.

Can you get a shower into the downstairs loo space - nick a bit from the utility room? If you can, I think you'll find it much easier.

I think that's a lot of bedrooms for only one bathroom.

But if it is priced correctly it will appeal to some people.

It wouldn't put me off altogether, but I'd be looking for scope to create a 2nd bathroom, either by losing the smallest bedroom or by dividing one of the bigger bedrooms, or by nicking a bit of space from downstairs. If there was no scope to create a second bathroom then I think you'd struggle to get the best price for it. If the only option was to lose a bedroom to do this then you might have to expect to get no more for it than a four bed house.

I loathe en suites.
Buyer might be thinking howif some upstairs space could be carved out to make a bathroom. Every house we looked at we considered potential for changes we'd like, not just what was there. At that size most buyers are well established on property ladder so have so equity to play with for home improvements.

En-suites are soooo over-rated (IMO). We have one in the flat we currently rent and we don't use it. Prefer to use the other one.

It aggravates me a lot that good space is wasted in homes with these bloody en suites.

They don't have to be en-suite bathrooms, but a house with 5 bedrooms really does need a second bathroom or shower room somewhere.

Would expect more than one bathroom for a five bed house, so would be looking for it to be priced to take into account the work to add a bathroom.

wouldn't bother me. id prefer another cloakroom but it certainly wouldnt be a deal breaker. it is what it is.

Look, some people love en suites and multiple bathrooms; other people hate them (like me). Six of one, half of the other - and it gives en suite lovers a project to do which might even attract such a buyer.

Don't sweat this one.

You could fairly easily convert the smallest double into a bathroom - it's just the single bedroom that would be difficult to plumb. No space for shower room downstairs. Similar houses with 4 beds plus ensuite on the market for 260,000. Wouldn't want to put it on for less than that really as I realise most buyers will only offer up to 250,000 because of stamp duty.
Our house does have large open plan kitchen diner as well as traditional dining room. The en suite 4 beds only have small kitchen plus separate dining room.

Oh and the 5 bed multiple bathroom brand new houses up the road are on the market for 450,000.
Not sure why it's so much higher but they have sold a couple.
