should landord provide keys for window locks?

been renting for 1 year now- no repairs have been carried out despite me asking numerous times. agent's constant reply is that they cant get a response from LL. i am registering as a CMer and have asked LL permission, miraculously they have gotten back through agent saying yes that is fine. so i asked if he would then go ahead with the repairs that need done, part of the garden fence was so rotted that it broke during a storm, massive hole in the back door due to rot and no keys for any of the window locks- there are other repairs but these are the ones that i would need done in order for my home to be registered for CMing and i explained this to agent. apparently LL has said that i can repair these things myself at my own expense as i need them for my job! well tbh if i had the money i probably would just do them as it's clear he has no intention of doing it but i have no savings or cash to be able to do it. so what i am asking is -if a house is let with windows that have locks- should the keys for the locks be provided or do i have to go about getting all the locks changed? (which i cant do and so wont get registered)

Hi suck, you could try having a look on here or like piglet says take a photo of your lock when you go to hardware if you can't remove the lock.

Given the low cost of replacement keys the LL is being unreasonable not to at the very least assist you in getting the right type. I don't know where you are but in my area (studentville) LL are notoriously behind in coming forward.

Like you my place, despite the many repairs needed, is a great location etc so I give my LL a lot of leeway with regards his actual legal duties as a LL. Previous tenants near me have had the council out when LL was refusing to repair something - may have been the fitness test you are talking about - so worth a try. They didn't get kicked out or anything. Most LL near me are currently grateful to have any tenants atm given the HB cap and students staying at home and commuting.

WRT CM in the house, suck is completely right, we do have a culture of CMding from homes, even rented ones. NI has special regs re childminding due to the lack of places here (and corresponding lack of hitting govt targets on (free or any) childcare/back to work policies)

After the nearly fatal discovery that even though the windows had a lock and a key, any old object (in this instance it was barbie dolls hand) could turn the lock and the window could then be opened wide to the walls.

I don't think you are entitled to have your LL's contact details if they appoint an agent to act on their behalf - can you back this up please?

Mutley77 Section1 of the Landlord and Tenant Act 1985 and Section 48 of the Landlord and Tenants Act 1985.

In Scotland there is a Landlord registry than you can look at online.

OP is N.I. I think so I'm not sure what the laws/rights are there.

yes ll should do repairs. if they are bog standard windows and locks you can probably get replacements on the internet for a very small sum.

LinghamStyle - sorry haven't got time to look this up but does it apply in England? I am sure there is no registry in England. Our tenants do not have our contact details as we are in another country and not able to respond - hence us appointing an agent. Is it legally enforceable for them to insist on having our details? I am not particularly bothered either way but I don't see why they would/should need them!

Yes I think the Landlord and Tenant Act covers England, there is (as yet) a register for Landlords in England. I'll C&P you something as I'm stuck for time myself.

Mutley77 sorry just to answer your questions, yes it I
s legally enforceable. And I suppose for me, if I was in that position, I might want my Landlords details if the Letting Agency wasn't doing their job properly and I wanted to complain.

Thanks LinghamStyle - v interesting. I see the point of it, but I suppose you may well not get a response from the landlord anyway. Interestingly I'm not sure if our agents do have any address for us in the UK (they certainly don't have our overseas address). I guess if it was requested they would email us to ask for it!
