Selling a house - furnished or unfurnished?

Help me solve an argument with dh. If selling a property that isn't lived in, is it better (from a viewings/estate agency perspective) if it has been cleared of all furniture, or if it is left in situ to 'show' what it could look like? Assuming it is looked after, will maintained and clean of course. Just that really. Smile

I think the usual advice is that it's better to leave furniture in place if you can, as it helps people to imagine living there, and some people struggle to picture sizes without furniture to compare with. eg if it's a double bedroom, put a double bed in it to fix that idea in people's minds. Actually I've seen people cheat with beds and put cardboard boxes with valance, quilt, etc Grin

Do you already have decent furniture there?

It;s almost certainly not worth buying/hiring furniture to dress the house.

Furniture does help pictures of houses to look like houses and have a sense of scale, rather than just rectangles with windows and radiators.

Make sure that your agent does a floorplan. With measurements. That's more important than anything else.

Rooms do tend to look smaller when empty, so that can be offputting for some people.

It really does depend on the furniture though, and how much. Personally I would say with furniture but the absolute bare minimum is the best thing.
