Wobble about house purchase - advice please

Been looking for a house for a while and been let down a couple of times. Found a house which ticks nearly all the boxes and is in a lovely area with parkland nearby. We're now in the process of buying this house although there are some legal matters that need to be resolved first.

Anyway, perhaps as a result of things taking longer than expected, I'm having a bit of a wobble.

My concerns are:

  • this house is set on a corner and there is traffic passing within a few feet of the side of the house. It is a smallish estate so approx 30 houses (which probably equates to 60 cars) but very few cars passing to the front of the house.
  • the back garden is a bit smaller than we would like really. It does have lots of parkland nearby though - within a stone's throw of the house

Any advice please?? Would these things put you off??

The garden looks pretty much average size for a new built. It's not big but not small either IMO. It really depends what you're hoping to get out of it, how many children you have and how old they are. I live in a house similar to this one, actually, and the garden is probably a bit smaller. My children did play in it when they were toddlers/preschool then they started playing at the front of the house with other friends and they had lots of fun on bikes and scooters because it is a small estate and in a cul de sac so very safe.
Traffic is not going to be an issue if there are 30 houses only so I wouldn't worry about that.
It is a nice house and the kitchen/conservatory area looks really good.

Thanks. DH is not a keen gardener so for him, the garden is a plus. I'd rather have a bit bigger garden but there is a small park nearby which is where my DS will play anyway. He's hardly ever out in the back garden where we are now - he likes to play on the front.
