If a 2 bed flat with garden goes for £345,000, what would you expect to ask for same flat but without garden?

Our landlady is selling our flat but is giving us first refusal. She hasn't given us a figure yet so we're doing a bit of research first. The downstairs flat recently went for £345,000 (yes we do live in London!). Ours is identical apart from not having a garden. Roughly how much do you think that will knock off the asking price?

We're hoping she might give us a favourable deal anyway as it will save her estate agent fees etc but any suggestions/estimates would be gratefully received so we know whether to get our hopes up or not Smile

Very similar I'd have thought - lots of people prefer first floor flats as they're more secure, and are willing to have no garden.

There are way more people who want a garden than don't in the 2 bed flat market in London.

Are you sure the flats are identical? in size, condition, lease length, standard of fittings?

Why dont you get a couple of estate agents in? they dont need to know its not your flat.

That is pretty much exactly what we were hoping for Mintyy Grin The garden is small - I would guess maybe 15ft x 15ft. Enough room for a patio and a small patch of grass, table and chairs.

That's really kind Mintyy,thank you. We've been renting it for 5 years, I was there for a year before DP moved in. We have been excellent tenants if I say so myself Wink, and have repainted some walls and generally looked after the place and didnt' charge landlady anything for paint etc. I really feel like it's our home and to know that it is ours forever would be amazing Grin
