Buying a 1970s estate house - common problems?

Hi. We have just had an offer accepted on a lovely spacious 1970's estate house. I have bought and sold 5 previous properties - all much older (mostly victorian) so I know what to look for with those type of properties but have no idea what I should expect with this one. Is it worth having a homebuyers report? What common problems should I budget for that might suprprise us? Thanks all x

I think one thing your should be aware of before carrying out any building work is the potential for asbestos in ceilings etc, which seem to be relatively common in buildings of this age.

manamana · 31/05/2013 15:38

Ah yes, hadn't thought of that - thank you.

I have a late 60s, and also no problems - in fact it's really nice because I have a working fireplace, and all my internal walls are real brick so I can actually hang proper shelves etc.

Plus nothing is too titchy like with newer builds, and it was always intended to have an inside bathroom (unlike older stuff)

Asbestos in the soffit (sp?) boards as well

I grew up in a 1970s estate house. My parents still live in it and it hasn't fallen down yet! Light on maintenance, no asbestos.

We have one. Agree with the above, have brick internal walls, only downside is knocking through is a pain (we did this in the bathroom). Regarding asbestos just leave it alone and it will be fine. We've skimmed over a couple of ceilings without issue. Check electrics which may need upgrading/replacing to take lots of high output appliances.

I would deffo get an asbestos survey done, partucularly if you are considering building work. Are there any flat roof sections?

manamana · 01/06/2013 14:13

Thanks, all sounds positive - yes, think we will look into getting an asbestos survey done.

I've got one, and I love it! There's asbestos in the garage roof but we don't disturb it at all so it's fine. I like the big rooms and the massive windows

we love ours and are moving to a similar one with a bigger garden Smile If it hasn't already been done you may need to put in double glazing but generally speaking ours is solid, light and spacious. plus it has oodles of built in storage.
