How can I get more people to view my house?

Hi everyone, we are in need of some advice! Our house has been on the market since January of this year. We are one of the lowest priced 3 beds in the area. We have done everything we can think of to the house to make it nicely presented. We are getting loads of hits on Rightmove but they are not turning into viewings. We have only had four viewings in five months. Everyone who has been round has liked it, we just need to get more people through the door!

I would really appreciate you having a look at the details and giving us an honest opinion as to why you think no-one decides to come and look round. Anything you can see would help. Thank you in advance!!

You need a bit of curb appeal. It looks quite plain out front. Some sort of large pot with plants/flowers to cheer it up maybe.

Tiny thing but could you alternate the dining room chairs brown/white/brown. Makes me sound OCD which I'm so not but might make it neater? Garden looks lovely. Bathroom needs a splash of colour. Overall I think it looks lovely. Not much you can do about actual room sizes. 2 of our bedrooms are really small too. One we use as a study I have my doubts you could get a bed in it!

The kitchen is an Ikea one that comes as freestanding units? I would wonder if you were taking it with you.

Looks pretty good to me.
I agree with some colour out front.
A bit of a de-clutter in living room and kitchen.
Some colour in bathroom? Towels?
Garden is lovely.
Get photos of ALL selling points.

I am not too far away from you and have had my home on the market for a month or so - no viewings yet though :-( I don't think I am brave enough to post a linky though!

Agree, good idea to move table to kitchen dining area and move the toys for now. You might even be able to move the bookcase to under the stairs so it looks more spacious in that area or the toys could go under the stairs.

Remove the photo of the living room showing the stairs, just have a picture of the living room taken from the front door (once the table has been moved) so that it doesn't look like the front door opens straight out of the house or the stairs are in the main living room area.

Also agree you may need to change or add agents if they're not helping to get traffic through.

If there is scope to expand either through loft, from the kitchen or above garage, would definitely add something like "great potential to expand, subject to planning permission".

If you can't borrow beds for the bedroom pictures at least have the descriptions say if there's room for a double or single eg currently used as a nursery or child's bedroom but ample room for a single/double bed plus storage.

Good if you can show a pic of the cupboards in your bedroom.

Oh and possibly would just have some simple flowers on the dining table rather than have it set for a meal.

I agree it has no kerb appeal and needs brightening up.

I would paint the garden fence - it looks like it needs replacing. The side with the wall looks lovely :)

I think your table is too large to fit in the kitchen without making it look cramped.

I would remove the extra cushions from the double bed - it makes it look short although if the photo is taken from a different angle to show the wardrobes it may change this anyway.

Is the third bedroom actually big enough for a bed?

This is a major one and may not make any difference to viewings etc but can you knock a doorway through to the utility area? Not necessarily to do yourself but as something to put forward to viewers. It's just basically a garden shed otherwise isn't it?

Yes it is, we will borrow one if possible or at least get the agent to write it in the description. We are about to take a photo with the dining table in the dining part of the kitchen, with the doors open onto the garden while we have some nice weather!

Crikey, I thought I'd been seen off when I sold my mum's terraced house in Cumbria - not the posh Lakes part. It was valued at £140,000 -two beds, box room, no garden , no garage and I took £125,000.

We had no viewings at all for four months, then got one when I told the Estate Agent we were going elsewhere. Went to a new agent, new asking price of £129,950 and it sold in 48 hours.

I don't know whether it is your price, or you are just very unlucky. I certainly do not think there is anything wrong with your house. The only thing I have against it - and this is personal - I would prefer spindles on a staircase that runs out of the lounge.

I would try to get the main pic of the front of the house taken on a sunny day - everything looks better in sunshine.

Remove as much 'stuff' as possible in the photos.

The estate agent ought to be giving you feedback from the viewings you've had, which would help.

The living room/dining room looks a bit cluttered. Having plates on the table seems odd. I think you've got rather a large sofa which adds to the cluttered look. Is the area between the front door and inner door big enough to photograph? ATM it gives the impression that the front door opens straight into the living room which is offputting so maybe a photo showing the porch area would help. Stairs in the living room and no hall would put me off, sorry.

Add a few coloured towels to the bathroom to add colour.

When I see a bedroom that appears to contain nothing but a double bed, I tend to think it's too small for any belongings. Maybe a photo which includes the fitted wardrobes?

A new photo of the kitchen with some of the stuff temporarily removed would help. Also something floral in the front garden.

We sold our house last year. I think the estate agent used a fish eye lens, at any rate, the photos were flattering and showed every bit of the rooms and made them look bigger than they are.

It's a perfectly nice house OP - and I don't really think that painting the fence is going to change anything (I like the fence!)

It must be your price that is putting people off.

Families looking for starter homes would be looking for a house just like that with a super and safe garden.

have you got property bee on rightmove - I did a quick search and there are a lot of similar houses in the area that have been on the market for a quick a while - and in the darlo area there were 206 3 bed houses for sale prices between 90 and 125 K -

I think its a (very) slow market - know the area quite well
and I would change agent I really don't rate that particular one - I would recomend one starting with V

It's not your job to get more people to view your house...it's the agents.

You need to get on to them, and ask how many people they have sent/emailed the details to....check if they have any similar properties on the market, and insist if people are viewing those, they kidnap them and make them look at yours too. Grin
