How much does it cost to move?

We want to move to a slightly larger property not far from where we live. Has anyone moved recently and counted the cost? It should be fairly straightforward and both property's values would be 450-500k.

We've been putting together a spread sheet to track it as we go. We are upsizing to a property worth just over £550k
EA fees - 0.8% + VAT - £3k
EPC - £100
Conveyancing - £2k
Surveys - £750 (homebuyers & mortgage)
Mortgage arrangement fee - £900
Removals - £1.5k
Boxes - £80
stamp duty - £22k ish
We've also had to factor in additional life cover premiums as we've upscaled our purchase, and work we need/want to do to the house.
The stamp duty really pushes the costs up

We moved 3 weeks ago. IIRC the actual cost of moving was around 22k (whisper it, don't say it out loud). Again, it's the sodding stamp duty

That was selling for 340k & buying for 480.

Anyone done the costing for £175k moving up to £250k?

Wow, 30k to move, I could get the loft done for that, if only I had the cash...

Unfortunately we didn't have a choice as we are relocating for a job. Fortunately though we get a contribution towards our expenses which slightly cushions the cost.

Up to 250k it's a 2% duty, you pay it on your purchase, so make sure you buy under the 250k threshold (249,999.99) Crossing the threshold loses you £2500.

After that it's 3% to 500k, then 4%. Crossing the boundary to 550,000 loses you an extra £5000.

Up to £249,999 it's 1% stamp duty after that it jumps to 3% - I'll only be looking at property over £250k with a view to paying £249,999 or less with that differential!
