Conveyancing fee for a £172,000 house?

we recently paid just over 3k fir a 160k house. .. that included everything as well as the sale of our old house, stamp duty etc. iirc the actual fee for conveyancing the purchase was £200 not including disbursements.

that sounds very cheap - does it include searches? Stamp duty will be 1720 and your searches prob will be around 300, so only 300 for all the conveyancing.

You need to break it down into actual conveyancing, searches and stamp duty. Stamp duty you can not change, searches you can not change. Actual conveyancing does not vary with size of house, but if you are only buying will be cheaper than buying and selling.

conveyancing costs don't vary with size of house, but that is generally how it is charged, or at least in bands. 0.01% if I have my decimal place right for the legal fees. Plus stamp duty, searches, survey, removal fees etc etc.

Some solicitors will do it for a fixed fee (plus the searches and stamp duty). If its a straightforward purchase, £300 isn't unreasonable.
