Would you make an offer on a new home, or do builders expect to get the asking price. We viewed a new property before Christmas which was on the market for £315,000 (we're in an expensive area!). It's still on the market for that amount, but our maximum budget is £290/295,000, so would have to offer £20,000 below asking price. We realize they may not accept such a low price, but half think it's reasonable given it's still on the market for five months and no one has bought it at the asking price and similar 20 year old properties in the area are around £265-280,000 (although we know you pay more for having everything new). There are access issues to the garden on the side and it's right on the edge of a corner, so can understand why others haven't bought it, we are prepared the work around this as the house is really good for us.

Yes yes make them an offer. DH made a stupid offer on a brand new home and came back and said no but if we'd up in by a couple of thousand they'd consider it. We did just that and got it £30,000 below the original asking price. You just never know.

You can make an offer, just like on any other house. We got £15,000 off ours plus all carpets and curtains thrown in.

Thanks for that, we didn't want to appear like we were being too cheeky or insulting. Inside it's perfect for us, no compromises at all and we can work around outside issues if we have to.

Make an offer, ours was marketed at 465k and we offered 420k, which they accepted.

Definitely. We are in an area where houses sell pretty fast but still our friends got their new build for 15k under asking price.

All the houses/flats near us went on sale at silly prices and were then dropped. Make an offer of 265 to start and don't go any higher then you think it's worth. Walk away if need be and give it a few weeks. New properties only attract a small market anyway, lots of people don't like them. New fixtures and fittings can only account for so much of the cost of a house.

Def make a cheeky offer. Can often get big discounts -especially if you can complete within an important accounting deadline for them. Lots have their half -year at the end of June so if you can complete before then it goes on that period's sales figures for them ... And it's kind of easier than making a cheeky offer on someone's home because there's nothing personal for the vendor. Update us with the outcome!

Ps if on the market for 5m already, start as low as you have the chutzpah for!!
