Which are the nice roads for families in Brixton?

We are being priced out of our current area and looking to move to Brixton. I grew up there and am no snob but really didn't have a great impression when we walked around yesterday. Walking along Shakespeare Road we watched someone trying o break into a house in the middle of the day. We obviously would live to be in the catchment for Sudbourne but guessing that's impossible.

Does anyone have any advice on where might be nice and within reach of a lovely primary school? Our budget is 550 and we would really like to be close to the tube as we both work full time in town.

Shakespeare road is one of the nicest roads IMO. All the roads in that enclave are lovely but I very much doubt that £550k will buy a house round there. Are you thinking of a flat?

Have you looked at Herne Hill? The train from there goes to Brixton (1 stop) and London Victoria (2 stops), Brockwell Park nearby, some good schools locally.

My friend just sold a cottage on Peabody estate in Herne Hill for (I'm sure) less than your budget. It's a very cute enclave of c. Edwardian cottages and mansion flats and you would get your child into Rosendale which is very well thought of.

Yes I am still considering! I know it sounds mad. But I think in all areas of London there are the nicer parts and the less nice parts. I have been chased by teenagers on bikes (while on my own bike) in the 'less nice part' of Shepherds Bush.

Yes Herne Hill seems like a great option. We had a bit of a look but didn't really get a chance to get a feel for it. Does anyone know what the schools are like there?
