AIBU to expect estate agents to not overprice every house they market

Just that really. I live in Suffolk, but near Essex so a commuter area.there is one estate agent that seem to overprice each house on their books but a minimum of £100,000. How do they get away with it? They barely seem to sell any houses.

Overpricing by 30% is standard practice where I live and the houses take 2 - 3 years to sell and then they only sell if the owner knocks that 30% off.

I'm currently on the 'buyer end' of this situation. I've made an offer of 5-6% below EA's valuation, but the vendor has rejected it, saying she wants to achieve the asking price. I don't think it's worth it, but it's nerve-wracking trying to decide what to do next... I suspect she's not very realistic or reasonable, and even if she accepts an increased offer, I dread the thought of her pulling out at a later stage, because in her head she believes her house is 'worth' the valuation price.
