FTB timescales help please

Im purchasing a property and the solicitors have been a bit poor with communication....

have asked what timescales we can expect based know the work she has completed and we've had this response.

"By way of an update, I am able to report to you this week, as mortgage offer, search results and a response from your seller solicitors has been received (although some enquiries are still outstanding). Therefore please expect a report in writing from me together with contract to sign in readiness. With regard to dates, what do you have in mind?"

i could say next week, but i know that's not feasible. any ideas how longs things take from the point we are at?

Ftb,no chain. fairly straightforward purchased. survey ok.

this means that everything is done which is good news. The solicitor is asking when you would like to complete, i.e. move. If you are in rented this relates to the length of notice you give your landlord - you should NOT give that notice until contracts are exchanged, which is what you want to happen ASAP.

obviously it all has to be agreed up the chain - everyone completes on the same day until the chain is ended either by someone going into a rental or by someone buying an empty property.

re giving notice. my landlady is a friend, she knows this is happening and she's flexible - will be moving back in and sticking this house up for sale.

Oh, so you should exchange contracts, then give notice on your rented house, then complete close to / at the end of that notice?

In a similar situation we told our solicitor we were happy to exchange whenever, just requested 3 weeks between exchange and completion. We'd already negotiated with landlord to give 1 months notice at any time (i.e. not tied in to tenancy period).

great, that's all very easy! If you need to book removal people, you can save some money by a) booking in advance and b) NOT moving on a Friday. So make your life easier by either booking another weekday for the move, or making it a Saturday with completion on Friday. That way you will have the keys the day before, can check the place over and then move in on the Saturday. Ask your landlady for a bit of overlap, that means you can shift without stress and then return the favour by cleaning the empty property - always much easier.

main thing is push for exchange ASAP. Once that is done, you WILL be moving - or if there is a problem, you'll get lots of cash. It does happen but not often.

we said we'd like to exchange asap, with hope of being in mid/end of April. she said its doable our end. she's checking with vendors (my friends mam who is already packed ready to go!)
we are moving about 50metres! so only need a neighbours help (and van!) with the big stuff
