Hand holding and advice for a second time buyer?

After promising DH that I would be happy in our 3-bed mid terrace for a few more years, I've got the moving-bug and fortunately he's enthusiastically along for the ride. We've just put our house up for sale and after scouting loads of nearly-suitable places in our area (we're looking for the same town, or up to 15 miles away in a quite rural area), we have found a dreamy house in a less expensive village with great schools and a lovely atmosphere. PILs are moving to that village too (which is the source of all of this).

So. We're having photos taken of our place this week, and we're having a second viewing on dream-house towards the end of the week. Any advice for me? About second viewings, finding out more about the village, marketing our own house, maximising our sale value and minimising purchase price for the new place?

We have a 14 mo daughter and last time we moved it was from a rented flat into the present house. After several years we're really settled and have SO MUCH STUFF that moving is a pretty terrifying prospect. The new place is well maintained but hasn't been redecorated since 1982 Shock so literally every room needs updating, including kitchen and bathrooms. Tis gorgeous though.

Probably not what you want to hesr but don't fall in love with anything before you have an offer on your own house

Probably the sort of thing I need to hear birds, but we're hoping to be in a good position. Two houses at the end of the street just went within a couple of months for the asking price, and the two houses either side of us both sold within two months (one within two weeks!) when they were up for sale two years ago. Lots of old people in my town and they all want houses where the work is already done - which is what we've tried to do :)
