Idiots Guide To Buying A House

First time buyer here!

We have seen a house we like. We have spoken to the bank, and they gave us a 'fact sheet' with costs etc, and we could afford the costs and the mortgage (is this what would normally be called pre-approved?), we have a 10% deposit and some cash set aside for fees.

The house we have seen is in ready to move into condition, apart from it needs carpets for the livingroom and both bedrooms - so aside from that, there won't be anything else for the actual house.

What do we do now? Do we get a solicitor at this stage? Please help! We are in Scotland btw :)

Thank you for any answers, it all seems a bit scary and baffling tbh! :)

I am a Scottish EA working in a solicitors and estate agents.

Have you seen the home report? Anything on it giving rise to concern? Are you happy ith the level you wish to offer at?

You can either:

Note interest if you want to wait a bit or
Offer now

Either can be done by you or if you prefer your solicitor or estate agent can do it for you. Where are you as I might be able to recommend a solicitor for you?

If offering remember to advise of your preferred date of entry and also have a list of any extras that you want left so that could be curtains and blinds or carpets or white goods.

Scottish FTB here too...moved in to first house 2 weeks ago. I saw house, loved it...had Bank do mortgage Approval in Principle then approached Solicitor (who happened to be an Estate Agents too...if you're near Fife would definitely recommend them). We spoke and agreed initial offer, which was declined but it was very cheeky lol but vendor did come back saying what they would accept which was fab as I was considering £5k more lol offer accepted, searches done, fees and deposit paid to Sols, Bank transferred mortgage funds to Sols who passed all onto vendor Sols. Job done!!

I cant believe I put it off for so long for being scared of the whole process...it was all so easy!!

While there are some good tips on that link that is the english way of purchasing. The scottish way is completely different.

Thank you all :) I did know that there are some quite big differences with the scottish/english way of purchasing - most of the guides seem to be geared towards english.
