Can it be fitted in a room by room basis? Or does whole house (or that floor) need to be done at same time?

We had it put in our bathroom. Very easy, just like a net, with a thermostat attached. Bliss!! Think it cost us about £400

That's my concern, if it breaks how do you access it under tiles? costly and a hastle unless you have carpet.

if it is electric and it goes wrong, it might just be the thermostat, timer or connections, which are accessible. If the undertile heating element is faulty or damaged the whole thing has to come up (or you might just disconnect it and use a radiator)

Obviously it is terribly important to test and inspect it thoroughly before tiling over.

You can't just put heating mat under carpet as it will be damaged.

You wouldn't do a whole house with electric matting - it's quicker to heat up than water based ufh but it's more expensive to run. Therefore good for a bathroom, but not under a large living area.
