Gas/Electric Testing

Who is responsible for testing these do you think? Buyer or seller?

I paid for a gas safety inspection for the house Ive just bought...home report (Scotland) didnt answer all mt questions re boiler/heating system.

Buyer, it is something under which many surveyors will put the catch-all caveat "may require further investigation". However, unless your electrics in particular have been fitted quite recently, they may fail current regulations and need upgrading (they won't be dangerous per se, it's just that they weren't fitted to conform to these newer regs) and the buyer could expect the seller to pay for the work or have money knocked off the price.

Glad I am not the only one who thinks it is the buyer then. In 2007 we had the house rewired and new boiler and radiators fitted and the buyer claims the following has come up in the home buyers report "The surveyor has advised that there is no evidence of testing for the electrics, gas and boiler and that these ALL need testing before we exchange." I have provided the electric certificate of compliance and the gas boiler commissioning checklist which is all I can find so not sure what else he expects of me!

There's no legal requirement for any testing so it's normally up to the buyer to either have it done, although there's no reason they can't negotiate with the vendor.

TBH every survey will recommend having the gas and electrics tested to cover the surveyor's arse.

We are having ours done (although I agree with everyone that it should infact be down to the buyer). Our buyers' (who have pulled out) survey apparently highlighted the fact that there weren't certs for the gas and electric as a red issue. As we will most likely be selling to first time buyers I am grudgingly getting the electrics tested and boiler serviced, just so I can knock these potential issues of the list with any future buyers.

We paid for our gas safety but negotiated with the buyers so they paid half of the electrical report. And we paid for all remedial work needed following the report. Just wanted to keep the sale going smoothly.
