LPG in a new build house

First time poster on this forum.

DH and I are thinking of putting in an offer for this house.

It is in a village that is off the mains gas. When the estate was built in 2005, one big tank was put in for the entire estate. Calor gas come in a lorry and top it up when it gets low, and then the gas is metered and you pay Calor Gas for what you use.

Does anyone have a set up like this? The house seems quite energy efficient, all double glazed etc. The EPC rating is C, and it reckons it will be around £700 to heat.

So I think I'm asking:

  1. Are EPC ratings a good indicator of running costs?

  2. What are the pitfalls of this sort of set up?

  3. What questions should I be asking the current owner?

Our house is old and quite large, but Nov-Feb alone its cost £1500 to heat, probably £2500 for the year. I'd make very, very sure its only £700 a year. The best way to do that is to ask to see actual bills from the current owner and then adjust according to your lifestyle ie home all day, young children etc. Also LPG price increases arent capped like electric/gas costs, so in theory can go up any %, whenever they like.

Yup, Calor have put their prices up quite frequently. I would ask to see bills.
