We are renting a property while we have some work done on our house.
The rented property is a bit old fashioned, which is ok, but the garden /hedging is very overgrown.
Who is responsible for cutting hedging back. ? whats normal protocol

It usually says in the tenancy agreement who is responsible for upkeep of the garden (generally it is the tenant but, ime, they very rarely bother to do anything).

no normal protocol, it is defined in the lease. If it doesn't say it's you, then it is the landlord. Let him know - he can't do anything if he doesn't know there's a problem. Good pruning time now, too.

Upkeep of the garden is generally the tenants responsibility, in theory though it just has to be in the same condition when you leave, as when you arrived. Be consciencious and offer to do it for the landlord if he provides the equipment, or some other compromise.

Take dated photos of it now and get them signed by landlord - you only need to return/keep to original condition unless its a non standard contract so read carefully !
